We’ve all heard the question; Is the housing bubble gonna pop?
I recently watched THIS highly informative video and it made me pause. Is Austin's boom too good to be true?
Turns out, not yet.
During the height of the pandemic, homeowners were not penalized for defaulting on their mortgages. With talk of this forbearance being lifted, if say, half of those folks default and end up foreclosing or selling, the supply increases and brings home prices down. The market could start to unravel. Yes, this appears it will likely happen nationwide in 2022.
Yet some cities will be spared. In Austin, we will likely skirt these stark economic predictions. Austin housing isn't in a bubble. Austin doesn't rely on one particular thing. We have technology, government, education, tourism, arts, festivals, nature and more. Growth is driving the prices up. Plus, job opportunities and salaries are all going up too. To name drop a few hefty hitters moving or expanding here: Apple, Tesla, Google, Oracle, Space X, HP, Samsung, and the list continues to grow,
Austin will continue to build homes, but demand apparently will match the supply so the danger of the ‘bubble’ bursting here is relatively low.
Low-interest rates have ramped up buying homes and the pandemic launching the work-from-home movement has allowed people to choose a place to live that works for them.
As Austin checks many cultural boxes for folks, it’s no surprise that people are choosing to move here. The Federal Reserve signaled that it won't raise interest rates until 2023 at the earliest, so a hot market Austin remains.
Austin is only 1 of 10 cities to reach a pre-2008 crash economy level, and high job creation will keep Austin growing.
