The Westlake Austin Luxury Homebuyer’s Due Diligence Checklist: 20 Things to Verify Before Closing
By The Council Real Estate Group at Compass
There’s a moment during almost every home search when a buyer walks into a house and falls in love.
Maybe it’s the view.
Maybe it’s the architecture.
Maybe it’s the beautiful kitchen opening onto a terrace beneath the oak trees.
Or perhaps it’s simply the feeling of standing in a space and knowing you could imagine your life there.
I understand that feeling.
As an interior designer, I’ve spent years thinking about the relationship between our homes and the lives we create inside them.
But as a Realtor, I also know that falling in love with a house is only the beginning.
Before buying a luxury home in Westlake Austin, you need to understand exactly what you’re purchasing.
And that means looking beyond the photographs, finishes and square footage.
I’m Natasha Antonioni, a luxury Realtor, interior designer and partner at The Council Real Estate Group at Compass.
My partners, Holly McCormick and Albina Rippy, and I specialize in Westlake Austin, Eanes ISD, Rollingwood, West Lake Hills, Cuernavaca and Austin Lake Estates.
We work with buyers who want beautiful homes, but we also want those buyers to make informed decisions.
Because a multimillion-dollar property deserves more than a standard walk-through.
Here’s the checklist I would want every luxury buyer to review before closing.
Quick Answer: What Should You Check Before Buying a Luxury Home in Westlake Austin?
Before purchasing a luxury home in Westlake Austin, buyers should evaluate the property’s condition, foundation, roof, drainage, lot topography, survey, title matters, permits, wastewater system, insurance, taxes, school assignment, renovation potential and market value.
Additional due diligence may be necessary for properties with pools, guest houses, hillside construction, Lake Austin access or unusual architectural features.
Buyers should also verify financing requirements, contractual deadlines and the total cost of ownership.
The goal isn’t to find a home without imperfections. It’s to understand the property’s condition, limitations and opportunities before making a long-term financial commitment.
1. Verify the Exact Location and Jurisdiction
One of the first things to understand about Westlake Austin is that the name refers to a broader area rather than one uniform municipality.
Properties may be located within the City of Austin, West Lake Hills, Rollingwood or unincorporated Travis County.
Why does that matter?
Because the applicable building rules, permitting requirements and development restrictions can differ.
If you’re planning to remodel, expand, add a pool or build a guest house, those distinctions become especially important.
Before purchasing, confirm the property’s legal description, jurisdiction and applicable restrictions.
Our guide to Westlake, West Lake Hills and Rollingwood explains the differences.
2. Confirm the School Assignment
Many families move to Westlake specifically because they’re interested in Eanes Independent School District.
But never assume a property belongs to a particular school attendance area simply because the listing says Westlake or the address has a 78746 or 78733 ZIP code.
Verify the specific property’s school assignment directly with Eanes ISD.
Attendance boundaries and enrollment policies can change, so current official information matters.
Our Eanes ISD schools and neighborhoods guide provides additional context.
3. Evaluate the Lot, Not Just the House
This is one of the most important parts of my design-led approach to real estate.
A house can be renovated.
A kitchen can be replaced.
Bathrooms can be transformed.
But the lot is much harder to change.
In Westlake, two properties with the same acreage can offer completely different lifestyles.
One might have a flat, private backyard.
Another may sit on a dramatic hillside with beautiful views but limited usable outdoor space.
I look at privacy, mature trees, sunlight, topography, outdoor living areas and the relationship between the house and the land.
Ask yourself:
Does this property support the way I want to live?
Our guide to choosing the best house versus the best lot in Westlake explores this decision.
4. Review the Survey, Easements and Property Boundaries
Before closing, review the survey and relevant title documents.
We want to understand where the property begins and ends.
Are there easements?
Are there encroachments?
Are there recorded restrictions that could affect future improvements?
Does the fence follow the actual boundary?
If you’re buying a property because you want to build a guest house, extend a garage or add a pool, these details matter.
Your title company, surveyor, attorney or other appropriate professional can help clarify questions about the property’s legal and physical boundaries.
5. Inspect the Foundation and Structural Components
Westlake homes can sit on varied terrain.
Some properties have relatively straightforward foundations.
Others involve hillside construction, retaining walls or more complicated structural conditions.
A general home inspection is an important starting point.
But if there are signs of movement, significant cracking, drainage problems or other structural concerns, additional evaluation by a qualified structural engineer may be appropriate.
Don’t assume every crack indicates a serious problem.
And don’t assume a beautiful renovation means the underlying structure is sound.
6. Understand Drainage and Water Movement
This is especially important for hillside properties.
Where does rainwater go?
Does water flow toward the house?
Are there retaining walls?
Are there visible signs of erosion?
Have drainage systems been installed or modified?
A property may look wonderful during a sunny showing but behave very differently during a heavy Texas rainstorm.
When conditions warrant it, a drainage specialist or civil engineer can help evaluate potential concerns.
For homes in Cuernavaca and Austin Lake Estates, our buyer guide to septic systems, slopes and lake access explores additional property-specific issues.
7. Review Flood Risk and Insurance Requirements
Flood risk is not limited to homes directly on Lake Austin.
Properties can experience flooding or drainage problems for different reasons.
Begin by reviewing available flood information through the FEMA Flood Map Service Center.
Then investigate any property-specific concerns.
Online maps are useful, but they don’t replace professional evaluation where additional investigation is warranted.
Ask an insurance professional about coverage availability, exclusions and whether flood insurance is required or advisable.
8. Inspect the Roof
Luxury homes may have complex rooflines, extensive glazing, specialty materials or older roofing systems.
A roof inspection can help identify visible condition concerns and potential maintenance needs.
We also want to understand its approximate age, available warranty information and any known repair history.
For a large luxury home, roof replacement can be a meaningful expense.
It’s better to investigate that possibility before closing.
9. Evaluate HVAC, Electrical and Plumbing Systems
A beautiful kitchen doesn’t tell you much about the condition of the systems behind the walls.
We want to evaluate the home’s major mechanical components.
How old are the HVAC systems?
Are they operating properly?
Is the electrical system appropriate for the property’s configuration?
Are there plumbing concerns?
Have additions or major renovations affected the systems?
For older properties, specialized inspections may be appropriate.
Our guide to buying older luxury homes in Westlake Austin goes deeper into these considerations.
10. Verify Septic or Sewer Service
Not every Westlake-area property has the same wastewater arrangement.
Some homes, particularly in parts of 78733, may use on-site sewage facilities.
Others may be connected to a sewer system.
Before buying, confirm exactly what serves the property.
If the home has a septic system, investigate the permitted capacity, available records, maintenance history and condition.
This becomes particularly important if you plan to add bedrooms, a guest house or other improvements.
For properties under the relevant county authority, Travis County’s on-site sewage facilities resources provide useful information.
11. Inspect the Pool and Outdoor Living Areas
In Westlake, outdoor living is often a major part of the property’s appeal.
But pools, spas, outdoor kitchens and elaborate landscaping can involve significant maintenance.
If the property has a pool, consider an inspection by a qualified pool professional.
Review the equipment, visible condition, heating systems, automation and any known repair history.
For outdoor structures, investigate drainage, decking, retaining walls and other relevant components.
The goal is to understand both the lifestyle and the ongoing responsibility.
12. Verify Guest Houses, ADUs and Other Secondary Structures
A detached guest house can be a wonderful feature.
It can accommodate family, provide a private office or create flexible living space.
But we need to verify what the structure is legally approved for.
A pool house isn’t necessarily an approved residence.
A detached office may not be permitted for overnight occupancy.
And the existence of a kitchenette doesn’t automatically establish that a structure is a legal ADU.
Review available permits, approved use, utilities, square footage and applicable restrictions.
Our guide to buying a Westlake home with a guest house or ADU covers the details.
13. Review Permits and Renovation History
This is particularly important for older homes that have been extensively remodeled.
Ask about major renovations and additions.
Were permits required?
Were they obtained?
Are records available?
Were final inspections or approvals completed where applicable?
The absence of easily accessible records doesn’t necessarily prove work was unauthorized.
But it may justify further investigation.
If you’re buying a property because of a recently completed renovation, you want to understand the quality and legitimacy of the work.
14. Evaluate Architectural Quality and Functionality
This is where my experience as an interior designer comes in.
I’m looking beyond the finishes.
I want to understand the architecture.
The proportions.
The natural light.
The circulation between rooms.
The relationship between the kitchen, living spaces and outdoors.
The privacy of the bedrooms.
The functionality of the floor plan.
A home can be enormous and still feel awkward.
Another can be smaller but beautifully designed.
And when you’re investing in luxury real estate, that difference matters.
Our new construction versus established luxury homes guide explores how architecture, condition and lot quality influence the decision.
15. Understand What You Can and Cannot Renovate
Sometimes buyers find a property with extraordinary potential.
Maybe the house needs a new kitchen.
Maybe the primary suite could be expanded.
Maybe you’d like to add a garage, guest house or second story.
But before buying based on those plans, verify feasibility.
Applicable regulations, setbacks, easements, structural limitations, wastewater capacity, drainage and tree protections can affect what is possible.
An architect, builder or other qualified professional can help evaluate the proposed project.
Never pay a premium for renovation potential that hasn’t been reasonably verified.
16. Confirm Lake Austin Access and Waterfront Rights
Living near Lake Austin is not the same as owning waterfront property.
And a lake view doesn’t automatically mean you have access.
Some properties may offer private waterfront.
Others may have access to community amenities, subject to eligibility and governing rules.
Still others may simply be located near the lake.
Before purchasing, verify any claimed rights, memberships, easements or access arrangements.
This is particularly important in Cuernavaca and Austin Lake Estates.
Our Lake Austin lifestyle guide explains what buyers should consider.
17. Review Property Taxes and Total Ownership Costs
The purchase price is only one part of owning a luxury home.
You’ll also want to evaluate property taxes, insurance, utilities, maintenance, landscaping, pool expenses and potential capital improvements.
Texas property taxes can represent a substantial ongoing cost.
And the current owner’s tax bill may not reflect what a new buyer will pay.
For Travis County properties, the Travis Central Appraisal District is a useful resource for researching property valuation and exemptions.
My partner Albina Rippy, a former CPA, brings a financial perspective to these conversations.
We want buyers to understand the full financial commitment, not simply the monthly mortgage payment.
Read our Westlake Austin cost-of-living guide.
18. Compare the Asking Price With the Actual Market
Luxury homes in Westlake can be difficult to value because properties vary so dramatically.
A home with exceptional architecture and privacy may command a premium.
Another property may have more square footage but a less desirable lot or layout.
That’s why we don’t rely exclusively on price per square foot.
We evaluate relevant sold properties, current competition, condition, location and buyer demand.
For unique homes, the analysis may require a broader set of comparisons.
Our guide to pricing unique Westlake luxury homes explains the approach.
19. Understand Your Contractual Deadlines
Texas real estate contracts can include important deadlines relating to inspections, the option period when applicable, financing, title review and other matters.
The specific contract controls.
A buyer should understand what must be completed, when notices must be delivered and what rights may be affected if a deadline is missed.
For example, if an option period is included in the contract, it can provide an important opportunity to evaluate the property and make decisions within the agreed time frame.
But don’t assume every contract has identical terms.
Your Realtor, lender, title company and legal counsel, when appropriate, can help you understand their respective parts of the transaction.
The Texas Real Estate Commission provides consumer resources and promulgated contract forms.
20. Think About Resale Before You Buy
Even if you plan to stay in your home for years, I believe it’s wise to think about its long-term appeal.
What makes this property desirable?
Is the location convenient?
Does the floor plan work for a broad range of likely buyers?
Is the lot functional?
Does the architecture have lasting appeal?
Are there unusual limitations?
Is the purchase price supported by the market?
No one can guarantee future appreciation.
But understanding the property’s strengths and weaknesses can help you make a more informed decision.

Frequently Asked Questions About Buying Luxury Real Estate in Westlake Austin
What inspections should I get when buying a luxury home in Westlake Austin?
A general home inspection is a starting point. Depending on the property, additional evaluations may include structural, roof, pool, septic, drainage, pest, HVAC or other specialty inspections.
How long is the option period when buying a home in Texas?
The option period, if negotiated into the contract, is determined by the agreement between buyer and seller. There is no single duration that applies to every transaction.
Are older luxury homes in Westlake risky to buy?
Not necessarily. Many established homes offer excellent architecture and desirable lots. Buyers should investigate structural condition, major systems, maintenance history and renovation requirements.
Should I get a survey before buying a Westlake home?
A survey is an important tool for understanding boundaries, easements and other property characteristics. Whether an existing survey is acceptable depends on the transaction and relevant requirements.
Are all Westlake Austin homes in Eanes ISD?
No. Buyers should verify school attendance information for the specific property directly with the district.
Can I renovate a home in West Lake Hills?
Renovation may be possible, but the scope depends on applicable regulations, property restrictions, structural conditions and permitting requirements.
Do I need a separate pool inspection?
A specialized pool inspection can be valuable when a property has a pool or spa, particularly if the equipment, structure or systems warrant closer evaluation.
Does living near Lake Austin guarantee lake access?
No. Waterfront ownership, lake views, community access and proximity are different characteristics. Verify the exact rights associated with the property.
How do I know if a Westlake luxury home is overpriced?
Evaluate relevant completed sales, current competing listings, property condition, lot characteristics, architecture and buyer demand. A property-specific market analysis is more useful than relying solely on price per square foot.

They influence how we begin our mornings.
How we connect with our families.
How we entertain.
How we rest.
And how we imagine our future.
That’s the philosophy behind my work as a designer and the ideas I explore through Intentional Design.

The beauty.
The potential.
The limitations.
The costs.
And the opportunities.
Because when you combine thoughtful design with careful due diligence, you’re in a much stronger position to choose a home that supports your life for years to come.
