If you’re considering moving to Westlake Austin, one of your first questions is probably:

How much does it actually cost to live in Westlake?

And if you’ve already started looking at houses online, you may be even more confused.

You can find a house around $1 million.

Then five minutes later, you’re looking at a property for $5 million.

Then $10 million.

Then something on Lake Austin for considerably more.

Welcome to Westlake.

The short answer is that Westlake Austin is one of the higher-cost residential markets in the Austin area, but there’s enormous variation depending on exactly where you live, the home itself, lot size, architecture, renovation level, views, water access and school assignment.

And there’s another important distinction:

“Westlake” isn’t one neighborhood.

So before you decide whether living here makes financial sense for your family, let’s break down what you’re actually paying for.

Quick Answer: How Much Does It Cost to Live in Westlake Austin?

For many buyers looking seriously within Eanes ISD, 78746 and 78733, a realistic home search often begins somewhere in the $1 million-plus range, with a substantial portion of the luxury market falling around $1.5 million to $3 million and significantly higher for newer construction, larger estates, exceptional architecture, views or Lake Austin waterfront.

But purchase price is only part of the equation.

When calculating the true cost of living in Westlake, consider:

The interesting question isn’t simply:

“Can I afford a $2 million house?”

It’s:

“What kind of life does $2 million buy me in different parts of Westlake?”

That’s where the conversation becomes much more useful.

Why Is Westlake Austin So Expensive?

There isn’t one reason.

It’s the combination.

1. Eanes ISD

For many families, Eanes Independent School District is a major factor in the decision to live here.

Eanes serves a relatively compact area west of downtown Austin, which naturally limits the amount of housing available within district boundaries.

2. Proximity to Downtown Austin

This is one of the things that surprised me when I first moved here.

Westlake can feel incredibly green and residential—sometimes almost rural—yet portions of it sit only a few miles from downtown.

The City of West Lake Hills itself covers approximately four square miles immediately west of central Austin.

You’re paying, in part, for the ability to have space + nature + city access.

That’s a relatively unusual combination.

3. Limited Land

Westlake isn’t a master-planned suburb where thousands of nearly identical homes can simply be added.

There are hills.

Limestone.

Creeks.

Protected natural areas.

Established neighborhoods.

Large lots.

Lake Austin.

And significant topography.

That makes both existing homes and buildable land different from what buyers may encounter farther into Austin’s suburbs.

4. Lake Austin

Water changes real estate.

Homes with direct Lake Austin frontage occupy a completely different segment of the market from homes several streets inland.

But you don’t necessarily need to own waterfront property to build your life around the water.

Areas such as Cuernavaca/Austin Lake Estates in 78733 offer a strong lake-oriented lifestyle, while Commons Ford Ranch Metropolitan Park provides public access to Lake Austin recreation.

5. Lifestyle

This one is harder to put into a spreadsheet.

You’re also paying for the environment around the house.

Trails.

Trees.

Hills.

Water.

Schools.

Community.

Proximity to central Austin.

For a lot of our relocation clients, that’s ultimately what they’re buying.

What Does $1.5 Million Buy in Westlake Austin?

This is where expectations matter.

At approximately $1.5 million, you may be looking at an older home, smaller property, something that needs updating, a townhome or condo, or an opportunity in the farther-west portions of Eanes.

That isn’t a negative.

In fact, as a Realtor and interior designer, this is sometimes one of my favorite parts of the market.

A dated house with good architecture, a good lot and the right location can be a much more interesting purchase than a completely finished house where you’re paying a premium for someone else’s renovation choices.

This is where I tell buyers:

Look beyond the countertops.

You can change countertops.

You can’t move the lot.

What Does $2 Million Buy in Westlake Austin?

Around $2 million, your options generally begin to expand.

Depending on current inventory, you may encounter:

But even within the same price point, two homes can represent completely different lifestyles.

What Does $3 Million Buy in Westlake Austin?

Once you move toward $3 million, buyers can begin encountering a broader range of luxury properties.

Depending on location and market conditions, that might mean:

More square footage.

A significant renovation.

A pool.

Better outdoor living.

A larger lot.

Newer construction.

More architectural interest.

Views.

Or a particularly desirable location.

But here’s something important:

$3 million doesn’t buy the same thing everywhere in Westlake.

A property closer to downtown Austin may command a premium for location.

Farther west, the same budget may potentially give you more land, more privacy or a different connection to nature.

And waterfront is its own category entirely.

What About $5 Million and Above?

At this level, Westlake becomes increasingly property-specific.

You’re often evaluating things like:

At this end of the market, price per square foot becomes even less useful by itself.

The house may be part of the value.

But so are the land, setting, architecture and scarcity.

Is 78733 Less Expensive Than 78746?

Sometimes—but I wouldn’t use that as a rule.

Generally, buyers may find different value propositions as they move farther west into 78733 compared with the more central portions of 78746.

But there are highly valuable properties in both ZIP codes.

And Lake Austin frontage can completely change the equation.

Instead of asking:

“Which ZIP code is cheaper?”

I’d ask:

“Where does my budget buy the lifestyle I want?”

What Are Property Taxes in Westlake Austin?

This is where relocation buyers—especially buyers coming from California—need to pay attention.

Texas doesn’t have a state individual income tax, but property taxes are an important part of the carrying cost of owning a home.

And there isn’t one universal “Westlake property-tax rate.”

Your total tax bill depends on the taxing jurisdictions attached to the specific property, exemptions and taxable value.

For example, Eanes ISD currently publishes a tax rate of $0.888 per $100 of assessed value, consisting of $0.768 for the general fund and $0.12 for debt service.

The district also reports the average market value of residences at approximately $2.095 million.

The City of West Lake Hills is a separate taxing jurisdiction. Its published FY 2025–26 rate is $0.176783 per $100 of assessed valuation.

You can review current West Lake Hills budget and property-tax information directly from the city.

But don’t simply add two rates from an article and assume you’ve calculated the taxes on a particular house.

We calculate taxes property by property.

That’s the useful number.

How Much Income Do You Need to Live in Westlake Austin?

There’s no responsible universal answer to this question.

A family purchasing a $2 million home with cash has a completely different monthly cost structure from a family financing the same house.

Your actual affordability depends on:

Rather than relying on an online rule like “you need to make X dollars to live in Westlake,” talk with your financial advisor and lender about the actual monthly and long-term cost of the property you’re considering.

And remember:

Being approved to buy something and wanting that monthly lifestyle are two different things.

What Are the Hidden Costs of Owning a Westlake Home?

This is a question I wish more buyers asked.

Westlake has a lot of beautiful older homes.

And beautiful older homes can have beautiful older-home problems.

Before purchasing, consider things like:

Pools

Pools require ongoing maintenance, equipment and occasional significant repairs.

Landscaping

Large lots and mature landscapes can require irrigation, tree maintenance and professional landscaping.

Septic Systems

Some properties, particularly farther west, may use septic rather than conventional sewer service.

Topography

A dramatic hillside lot can be gorgeous.

It can also mean retaining walls, drainage considerations, challenging access or more complicated construction.

Renovation

An older $1.5 million home that needs $400,000 in work isn’t really a $1.5 million decision.

That’s why my design background becomes particularly useful with buyers.

What would it take to make this yours?

How Is the Austin Housing Market Performing in 2026?

It’s important not to confuse the broader Austin market with Westlake’s luxury micro-markets, but regional data gives us context.

According to Unlock MLS’s June 2026 Central Texas Housing Report, the Austin-Round Rock-San Marcos metro recorded a median residential price of $450,000 in June 2026, while the City of Austin median was $605,000.

By July, the Central Texas Housing Report showed an MSA median of $435,000 and a City of Austin median of $577,000.

That illustrates something important:

Westlake is not the Austin median market.

And within Westlake itself, individual neighborhoods and luxury price bands can behave differently from one another.

That’s why hyperlocal data matters.

Is Westlake Austin Worth the Premium?

I don’t think a Realtor should answer that question for you.

Instead, here’s what I’d ask:

What are you paying the premium to get?

If you value:

then Westlake may deserve a place on your search.

If those things aren’t priorities, there are many other Austin-area communities worth considering.

The goal isn’t to convince someone to live in Westlake.

It’s to figure out whether the lifestyle you’re paying for is actually the lifestyle you want.

Is Westlake Austin expensive?

Westlake is generally one of Austin’s higher-priced residential areas, although home prices vary significantly by neighborhood, property type, condition, lot, architecture and proximity to Lake Austin.

Can I buy a home in Eanes ISD for under $2 million?

Properties below $2 million do come to market within Eanes ISD, but available inventory, condition, size and location vary. Buyers should evaluate current listings rather than assume a particular budget guarantees a certain type of home.

What does $2 million buy in Westlake Austin?
