So what’s the difference between Cuernavaca, Austin Lake Estates and Austin Lake Hills?

The short answer:

The names overlap in the way locals talk about this part of 78733, but they don’t always mean exactly the same thing.

And if you’re buying a house here, the name matters much less than understanding the exact property, subdivision, location, school assignment, lot, restrictions and any lake-access rights associated with that address.

Subdivision names, deed restrictions, park membership or access, taxing jurisdictions and property characteristics should always be researched using the specific address and property records.

In other words:

Use “Cuernavaca” to understand the lifestyle.

Use the address and legal property information to understand what you’re actually buying.

Where Is Cuernavaca Austin?

Cuernavaca is located in West Austin in the 78733 ZIP code, west of the traditional 78746 Westlake core.

It’s tucked between Bee Cave Road and Lake Austin, with winding streets, hills, trees and a collection of homes that can range from funky little cottages to dramatic contemporary architecture and multimillion-dollar properties.

It is part of the broader Eanes/Westlake conversation, but it doesn’t necessarily look like what a relocation buyer imagines when they hear:

Westlake.

That’s exactly why many of us love it.

Why Do Locals Call It Cuernavaca?

Cuernavaca Drive is one of the defining roads running through the area.

Over time, “Cuernavaca” or simply “Cuerny” became a common local way to describe the surrounding community.

When someone who lives here says:

“I live in Cuernavaca,”

they may be describing the broader neighborhood identity rather than reciting the legal subdivision name on their deed.

That’s normal locally.

For a Realtor, however, we need to understand both.

What Is Austin Lake Estates?

Austin Lake Estates is one of the established residential identities associated with this part of 78733 near Lake Austin.

The neighborhood has long been known for its:

Trees.

Hills.

Lake-oriented lifestyle.

Eclectic homes.

Strong community.

And proximity to Lake Austin.

What Is Austin Lake Hills?

Austin Lake Hills is another name buyers may encounter when researching this part of West Austin.

This is where online searches can become confusing because:

Creative.

Eclectic.

Unexpected.

“Venice Beach of the Hill Country.”

I lived in Los Angeles for 13 years, so I don’t use that comparison lightly.

There are beautiful modern homes next to funky older houses.

There are enormous properties and tiny ones.

You’ll see:

Dogs.

Kids.

Golf carts.

Boats.

Contractors.

Artists.

Entrepreneurs.

Families.

Longtime residents.

And people who could probably live anywhere but specifically chose this strange little pocket of Austin.

It doesn’t feel manufactured.

It evolved.

What Kind of Homes Are in Cuernavaca?

Almost everything.

That’s part of the appeal and part of the challenge when buying here.

You can find:

Small original homes.

1970s and 1980s properties.

Major remodels.

Modern architecture.

New construction.

Large estates.

Lake Austin properties.

Homes on steep lots.

Homes on relatively flat lots.

Homes tucked into trees.

And homes with spectacular views.

There isn’t one Cuernavaca architectural style.

For someone like me, as both an interior designer and Realtor, that makes the neighborhood incredibly interesting.

Why Is Cuernavaca Harder to Price Than Some Neighborhoods?

Because comparable sales can be complicated.

Imagine two houses that are both:

2,800 square feet.

Three bedrooms.

Built around the same time.

Located less than a mile apart.

One might have:

A spectacular lot.

Privacy.

Beautiful trees.

A renovated interior.

And easy access.

The other might sit on:

A challenging slope.

A busy section of road.

A less usable lot.

Or require significant renovation.

Price per square foot alone won’t tell you the story.

That’s one reason local experience matters so much here.

The Street Can Matter as Much as the House

When we show Cuernavaca, we don’t just show the property.

We pay attention to:

Some of the best Cuernavaca properties photograph poorly but feel magical in person.

This is one of the most important things to understand.

A listing may say:

0.75 acres.

That sounds incredible.

But how much of it is usable?

We need to understand:

Slope.

Drainage.

Trees.

Access.

Existing improvements.

Setbacks.

Utilities.

And other development constraints.

A smaller usable lot may be far more valuable to a particular buyer than a larger challenging one.

For local families, the park and surrounding community culture can be part of daily life.

It’s a gathering place.

A place for kids.

A place connected to swimming and the water.

And a place where neighbors actually see each other.

What Are the Lake Hills Splashers?

The Lake Hills Splashers are part of the neighborhood’s summer culture.

If you have children, these are the kinds of things you don’t necessarily discover on Zillow.

You discover them after you live somewhere.

Swim team.

Fourth of July.

Santa.

Easter egg hunts.

Neighbors.

Local gatherings.

Kids running into kids they know.

That’s what I mean when I talk about buying a life, not simply buying a house.

What Is There to Do Around Cuernavaca?

Part of Cuernavaca’s appeal is that the lifestyle extends beyond the houses themselves.

You’re close to outdoor spaces such as Commons Ford Metropolitan Park, which offers access to Lake Austin and a completely different experience from being in central Austin.

There are also beloved local gathering spots nearby.

But the biggest amenity may simply be the neighborhood itself.

People know each other.

Is Cuernavaca Walkable?

Not in the traditional urban sense.

If your idea of walkability is:

Walk downstairs.

Get coffee.

Walk to dinner.

Walk to boutiques.

Cuernavaca probably isn’t your neighborhood.

The streets are:

Hilly.

Winding.

Residential.

And often without the traditional sidewalks you might expect in a newer planned community.

People absolutely walk the neighborhood.

But this isn’t South Congress.

And that’s exactly how many residents like it.

How Far Is Cuernavaca From Downtown Austin?

This depends on the exact property, traffic and time of day.

Cuernavaca feels removed from central Austin, but geographically it’s still connected to the broader West Austin area.

The trade-off compared with closer-in 78746 neighborhoods is that you’re farther west.

For some buyers, that’s a negative.

For others, the lake, land, trees and community are exactly why they choose it.

Is Cuernavaca More Affordable Than West Lake Hills?

Sometimes.

But this question needs context.

There can be different entry points into Cuernavaca than some areas of West Lake Hills.

But Cuernavaca also contains high-value luxury homes and properties with extraordinary land or Lake Austin relationships.

So I would never describe the entire neighborhood as:

“The affordable Westlake.”

That’s too simplistic.

Instead, think of it as a different real estate market within the larger Eanes ecosystem.

Why Do Some Cuernavaca Homes Cost So Much More Than Others?

Usually because the houses aren’t actually comparable.

Value may be influenced by:

Lot.

Location.

View.

Water relationship.

Architecture.

Condition.

Renovation.

Privacy.

Square footage.

Outdoor living.

Usable land.

And development potential.

Is Cuernavaca Good for Families?

A less formal environment.

Individuality.

And knowing their neighbors.

If you want:

Perfectly manicured streets.

Architectural uniformity.

A highly planned suburban environment.

And sidewalks everywhere,

this may not be your place.

Is Cuernavaca Good for California Buyers?

This is a fun one for me.

Having lived in Los Angeles for 13 years, I understand why some California buyers immediately respond to Cuernavaca.

There’s individuality here.

Homes don’t all look alike.

People don’t all look alike.

The neighborhood isn’t trying too hard to be polished.

There’s water.

Nature.

Creative energy.

And a little bit of weirdness.

If you’re moving from a neighborhood like:

Topanga.

Venice.

Laurel Canyon.

Or another creative California community,

Cuernavaca may feel strangely familiar.

Not identical.

But familiar.

What About New York Buyers?

New York buyers often have a different reaction.

The space can be surprising.

The trees.

The quiet.

The amount of land.

And the fact that you can be connected to Austin while feeling far away from an urban environment.

But for a buyer accustomed to walking everywhere, the car-dependent lifestyle can require an adjustment.

Again:

Know yourself.

What Should You Check Before Buying a Cuernavaca Home?

Before purchasing, investigate the property itself.

Depending on the home, that may include:

Survey.

Title.

Subdivision.

Restrictions.

School assignment.

Permitting.

Because Cuernavaca isn’t a neighborhood that makes complete sense on a spreadsheet.

It’s something you experience.

Some buyers see the winding roads, quirky houses and lack of uniformity and think:

No.

Others drive in and immediately think:

Where has this been hiding?

Those are usually our people.
