Is buying a home in Eanes ISD really worth the premium?

We hear it constantly.

Sometimes it’s:

“Are the Eanes schools really that good?”

Other times:

“Should we spend more for Westlake or get more house in Lake Travis or Dripping Springs?”

Or our favorite:

“We want Eanes ISD, but do we really have to spend $3 million?”

That last question is particularly important because the answer is no.

At The Council Real Estate Group, we work extensively throughout Eanes ISD, Westlake, West Lake Hills, Rollingwood, Cuernavaca and 78733, and several members of our team live in the communities we sell.

So we look at the Eanes premium a little differently.

You’re not simply paying for a school ranking.

You’re buying into a very limited geographic area close to downtown Austin that combines highly regarded public schools, established neighborhoods, Lake Austin and Hill Country access, luxury real estate, community and long-term buyer demand.

But that doesn’t mean every home in Eanes ISD is worth paying a premium for.

Here’s how we’d actually evaluate it.

How Much Does It Cost to Buy a Home in Eanes ISD in 2026?

Let’s start with real numbers.

According to The Council’s Q2 2026 Austin MLS market data, the median sale price across Eanes ISD is approximately $2.8 million.

But that number can be misleading because Eanes ISD is not one real estate market.

This is the first thing we explain to buyers:

There is no single “Eanes ISD premium.”

Where you buy within the district can dramatically change what that premium looks like.

The Eanes ISD Premium Isn’t Just About Schools

This is probably the most important distinction in the entire conversation.

Yes, schools drive demand.

But if Eanes ISD were located 35 miles outside Austin, the real estate values would be very different.

Part of what buyers are paying for is the unusual convergence of:

That’s a much more difficult combination to replicate.

In other words, you’re not paying $2 million for a school district.

You’re buying a $2 million asset in a highly desirable and geographically constrained part of Austin that also happens to be served by one of Texas’s most sought-after public school districts.

That’s an important difference.

How Good Is Eanes ISD?

This is one place where we prefer official data over online school ratings.

According to Eanes ISD’s current district statistics, the district serves approximately 7,500 students across five elementary schools, two middle schools and Westlake High School.

The district reports that the Class of 2025 had an average SAT score of 1,281 compared with the Texas average of 964, while Westlake’s average ACT score was 28.

Eanes also reports that 92% of Advanced Placement exams taken through spring 2025 earned a score of 3 or higher.

For the 2026 National Merit Scholarship Program, Eanes reported 33 National Merit Finalists and 62 Commended Scholars.

Those are meaningful numbers.

But there’s another side of this that rankings don’t necessarily capture.

What Families Are Actually Buying Into

When we work with buyers who have made Eanes ISD non-negotiable, they’re rarely choosing it based on a single test score.

They’re usually thinking about the entire K–12 experience.

They’re looking at elementary schools.

Middle school.

Westlake High School.

Athletics.

Fine arts.

AP programs.

Extracurricular opportunities.

College preparation.

And perhaps most importantly, they’re looking for consistency across the district.

Eanes is relatively small: five elementary schools, two middle schools and one traditional high school.

For some families, that creates a sense of continuity that is harder to quantify in a Zillow search.

But Don’t Buy a House Based on an Eanes ISD Label

This is something we tell buyers all the time.

Verify the address.

Eanes ISD determines campus zoning by street address.

Don’t rely solely on the listing agent.

Don’t rely solely on Zillow.

Don’t assume that because the house says “Westlake” or “78746” it feeds to the school you expect.

For many of our buyers, school boundaries are one of the first things we verify before they even spend time touring a property.

Is Eanes ISD Worth It If You Don’t Have Children?

This is where the conversation gets interesting.

Potentially, yes.

You don’t have to use Eanes schools personally to benefit from owning a home within the district.

Future buyers may care enormously about the schools.

That creates demand from a segment of the Austin buyer pool that specifically searches:

When it eventually comes time to sell, being located within a sought-after school district can expand the number of buyers who consider your home.

That doesn’t guarantee appreciation or a particular resale price.

But from a real estate perspective, future buyer demand matters.

The Better Question: Which Eanes ISD Neighborhood Is Worth the Premium for You?

This is where our advice becomes much more nuanced.

We wouldn’t tell every buyer to purchase in the same part of Eanes.

Not even close.

Choose West Lake Hills if…

You want proximity to central Austin, substantial properties, established luxury, privacy and one of the most recognizable residential addresses in Austin.

The trade-off?

You’re entering one of the most expensive residential markets in Texas.

Choose Rollingwood if…

You prioritize proximity to downtown and Zilker, neighborhood connectivity and a very central Westlake lifestyle.

Inventory is limited, and desirable homes can command a substantial premium.

Choose Westlake / 78746 if…

You want broad access to the classic Westlake lifestyle and a wide range of established luxury neighborhoods.

This is where understanding the individual subdivision becomes particularly important because 78746 includes very different housing experiences.

Choose Cuernavaca / Austin Lake Estates / 78733 if…

You tell us:

“We want Eanes, but we don’t want cookie-cutter.”

This is one of our favorite conversations.

Cuernavaca and Austin Lake Estates can offer Eanes ISD, proximity to Lake Austin, mature trees, unusual lots and a much more eclectic old-Austin personality.

Our Q2 2026 MLS data puts Austin Lake Estates’ median price around $1.9 million, compared with approximately $3.2 million for 78746.

That doesn’t mean you’re buying an equivalent house for $1.3 million less.

It means buyers need to stop thinking of Eanes ISD as synonymous with 78746.

There are different ways into the district.

What Makes Austin Lake Estates Unique?

78733 vs. 78746 May Be the Most Important Comparison

For buyers who know they want Eanes ISD but haven’t decided where, we often start here.

78746 generally represents what outsiders picture when they hear “Westlake.”

78733 extends farther west and includes neighborhoods such as Cuernavaca/Austin Lake Estates and other communities with a different landscape, housing stock and personality.

Our Q2 2026 market snapshot shows a median price of approximately $2.4 million in 78733 compared with $3.2 million in 78746.

That spread can create a very different buying conversation.

Maybe you’d rather have more land.

Maybe you’d rather remodel.

Maybe being closer to downtown matters more.

Maybe Lake Austin access matters more.

Maybe you want newer construction.

Maybe you love the character of an older house under giant oak trees.

Those lifestyle questions matter just as much as the ZIP code.

What About Lake Travis ISD or Dripping Springs ISD?

They’re absolutely worth considering.

We don’t believe the right answer for every buyer is Eanes.

And that’s important.

A buyer who prioritizes new construction, significantly more square footage, larger planned communities or purchasing power may discover that another Austin-area school district better aligns with their goals.

Lake Travis can be particularly compelling for buyers who want newer housing and a lake-oriented lifestyle.

Dripping Springs can make sense for buyers who want more land, newer construction and a Hill Country environment.

Round Rock may be far more logical for someone whose work and daily life are concentrated in North Austin.

The mistake is comparing school rankings in isolation.

We would compare:

house + commute + schools + lifestyle + community + resale + budget.

That’s the actual decision.

Does Eanes ISD Real Estate Hold Its Value?

No Realtor can responsibly promise future appreciation.

But we can look at current demand and market behavior.

Our Q2 2026 MLS data shows:

Within the district, performance varies considerably.

For example, our current data shows Austin Lake Estates at approximately +10.1% year-over-year, while West Lake Hills is closer to +4.8%.

That variation is precisely why we don’t like blanket statements such as “Eanes homes appreciate X% every year.”

They don’t.

The neighborhood and the individual property matter.

Not Every Eanes Home Is a Good Investment

This is the other side of the premium conversation that buyers don’t hear often enough.

A house can be in Eanes ISD and still be overpriced.

A difficult lot is still a difficult lot.

Poor architecture doesn’t magically become great architecture because it’s zoned to Westlake High.

An awkward floor plan still affects resale.

Deferred maintenance still costs money.

And paying significantly over market value because you’re afraid you’ll never find another Eanes home isn’t automatically a smart decision.

This is where we think buyer representation becomes especially important.

The goal isn’t simply to get into Eanes ISD.

The goal is to buy the right asset within Eanes ISD.

The Lot Matters More Than Many Buyers Realize

This is especially true in Westlake and 78733.

Topography varies enormously.

Some properties sit on steep slopes.

Others have beautiful flat yards.

Some have extraordinary Hill Country views.

Others back to busy roads.

Some have large lots but surprisingly limited usable land.

And in a market where buyers frequently contemplate substantial renovations, pools, additions or complete rebuilds, the underlying land can become as important as the existing house.

That’s one reason two Eanes homes with similar square footage can sell for dramatically different prices.

When we’re evaluating an Eanes property with a buyer, we aren’t simply asking:

“Do you like the kitchen?”

We’re also asking:

What are you actually buying underneath it?

The Remodel Question Can Completely Change the Math

This is another area where our approach at The Council is different.

Sometimes the best value in Eanes ISD isn’t the prettiest house.

It may be the dated house on the better street.

Or the architecturally uninspiring home sitting on the exceptional lot.

Or the house that other buyers dismiss because they can’t visualize what it could become.

Because our team combines real estate, negotiation, financial analysis and design, we’re looking at the property from several angles at once.

Can the floor plan improve?

Would opening the kitchen fundamentally change the house?

Is the primary suite fixable?

Would $200,000 of strategic renovation create more value than paying another $500,000 for a finished property?

Could this house become the home you’re actually looking for?

That’s a very different way of evaluating the Eanes premium.

So, Is Buying a Home in Eanes ISD Worth the Premium?

For the right buyer, yes, we believe it can be.

But not simply because Eanes ISD has excellent schools.

The premium makes the most sense when you value the entire package:

schools + location + community + land + lifestyle + limited supply + future buyer demand.

It may make sense if:

It may make less sense if you’re financially stretching solely to get an Eanes address, if you expect to move again quickly, or if another Austin-area community better matches your actual day-to-day life.

Our Advice to Buyers: Don’t Buy Eanes ISD. Buy the Right House in Eanes ISD.

There’s a difference.

We’ve seen buyers become so focused on getting into a particular school district that they compromise on everything else.

We don’t think that’s the goal.

The best Eanes purchase is a home that works educationally, financially, architecturally and personally.

Maybe that’s a polished property in West Lake Hills.

Maybe it’s a walkable home in Rollingwood.

Maybe it’s a significant Westlake estate.

Or maybe it’s a funky house under the oak trees in Cuernavaca that needs some vision but gives you Eanes ISD, Lake Austin and a community you fall completely in love with.

That’s the real value of having choices within Eanes.
