Westlake may be the better fit if you want to be closer to central Austin, are considering Eanes ISD, and are comfortable paying a premium for location. Lakeway may make more sense if you want more home for your budget, Lake Travis access, golf and recreational amenities, or simply prefer living farther outside central Austin.

And one thing we tell relocating buyers all the time is that you can’t really understand Austin by looking at a map.

Westlake and Lakeway are both west of downtown Austin. Both offer beautiful Hill Country surroundings. Both attract buyers looking for higher-end homes and access to outdoor recreation.

But living in them can feel very different.

So if you’re asking, “Should I buy in Westlake or Lakeway?”, here’s how we’d compare them.

Westlake vs. Lakeway at a Glance

Here’s the simplest way to think about the two areas.

Westlake

Westlake tends to appeal to buyers who value:

The trade-off is price.

Westlake is one of the more expensive residential markets in the Austin area, and buyers frequently pay a substantial premium for location.

Lakeway

Lakeway tends to appeal to buyers who value:

The trade-off is distance.

If downtown Austin is a regular part of your week, you’ll want to think carefully about the commute.

That’s the quick comparison.

But if you’re preparing to spend $1 million, $2 million, $3 million or more on an Austin home, there are several things worth looking at more closely.

What Does It Cost to Buy in Westlake vs. Lakeway?

This is probably the biggest difference buyers notice.

Recent 2026 market data shows a significant difference between the two markets.

For the three months ending June 2026, the median sale price in West Lake Hills was approximately $2.3 million, according to Redfin.

For Lakeway, the median sale price during the same period was approximately $835,000.

Those numbers need context.

West Lake Hills is a small luxury market, and relatively few properties may close in any given month. A handful of high-end sales can move the median significantly.

Lakeway is also a broader market with a different mix of homes.

So we wouldn’t tell a buyer:

“Westlake costs $2.3 million and Lakeway costs $835,000.”

Individual properties vary far too much for that.

What the numbers do illustrate is the larger difference between these markets:

Your housing dollar will generally stretch further in Lakeway than it will in Westlake.

For many buyers, that becomes an important part of the decision.

What Does $2 Million Buy in Westlake vs. Lakeway?

This is where the comparison gets much more useful.

Imagine you’re relocating to Austin with a budget around $2 million.

In Westlake, that budget can give you options, but you’re likely going to make some choices.

Depending on the exact neighborhood and property, you might consider an older home, a smaller home, something that needs updating, or a property where a meaningful portion of the value is tied to the location and lot.

There can be wonderful options around that price point.

But you’re shopping in a market where location carries a substantial premium.

In Lakeway, the same $2 million budget can open a different range of possibilities.

You may be able to prioritize more square footage, newer construction, a larger lot, golf-course positioning, a pool, views or other amenities that could cost considerably more in parts of Westlake.

So the real question isn’t:

“Where can I buy the cheaper house?”

It’s:

“What am I willing to trade for location?”

That’s a much better question to answer before you start making offers.

Westlake vs. Lakeway for Commuting to Austin

If you work in or around downtown Austin, don’t overlook this part of the decision.

Westlake’s proximity to central Austin is one of the reasons buyers pay a premium to live there.

Depending on the property, you can be relatively close to downtown, Zilker, South Austin and other central destinations while still living west of the city center.

Lakeway is farther west near Lake Travis.

That doesn’t make Lakeway inconvenient for everyone.

If you work remotely, work in West Austin, commute only occasionally or simply don’t mind the additional drive, you may decide that the home and lifestyle you can get in Lakeway outweigh the distance.

If you’re commuting downtown five days a week, we’d look at it differently.

Our advice for relocating buyers

Don’t rely on Google Maps alone.

And don’t test your commute at 2 p.m. on a Sunday.

Drive from the house you’re considering to your workplace during the hours you’ll actually be commuting.

We’ve seen buyers change their minds about an area after doing this.

Your house is only one part of your daily life.

Eanes ISD vs. Lake Travis ISD

For many buyers comparing Westlake and Lakeway, school districts are part of the conversation.

Westlake is closely associated with Eanes Independent School District, while Lakeway is primarily associated with Lake Travis Independent School District.

Eanes ISD serves roughly 7,500 students across its campuses, while Lake Travis ISD is a larger district serving more than 10,000 students across a geographically larger area.

Rather than choosing a house because someone tells you one school district is “better,” we recommend researching each district based on what’s important to you.

Look at the individual campuses, programs, extracurricular opportunities, transportation, enrollment information and other factors relevant to your household.

Most importantly:

Verify the school assignment for the exact property you’re considering.

Don’t assume a home is zoned to Eanes ISD because the listing says “Westlake.”

Don’t assume a property is assigned to a particular elementary, middle or high school based on the neighborhood name.

School boundaries can be very specific and can change.

For Eanes ISD properties, buyers can verify whether an address is within the district through the Travis Central Appraisal District and then use Eanes ISD’s SchoolSearch resources to research campus assignments.

What Is It Like Living in Westlake?

Here’s where our perspective gets especially local.

“Westlake” isn’t really one single neighborhood.

Depending on who you’re talking to, the term may refer to West Lake Hills, Rollingwood, neighborhoods within 78746, Eanes ISD, or the broader area west of downtown Austin.

Those aren’t exactly the same thing.

And the neighborhoods within Westlake can feel different from one another.

Albina lives in Woodhaven in Westlake’s 78746 ZIP code, so our team has firsthand experience with everyday life in this part of Austin.

Westlake buyers may find everything from older ranch-style homes and mid-century properties to extensively remodeled houses and major new luxury construction.

You’ll also encounter mature trees, hills, established streets and properties where the lot itself represents a significant portion of the value.

That variety is one reason we encourage buyers to explore Westlake at the neighborhood level rather than treating 78746 as one market.

What About Cuernavaca and 78733?

Cuernavaca deserves its own mention because it’s an area our team knows particularly well.

Holly McCormick and Natasha Antonioni live in the Cuernavaca/Austin Lake Estates community, west of central Austin near Lake Austin.

Cuernavaca has a different feel from much of 78746.

You’ll find an eclectic mix of homes, mature trees, winding streets, original properties, major renovations and newer construction.

For some buyers, that’s exactly the appeal.

There can also be a strong connection to Lake Austin and the surrounding outdoor lifestyle.

But there’s an important distinction buyers need to understand.

Never assume a Cuernavaca or 78733 property is within Eanes ISD based solely on the neighborhood name.

Verify the exact address.

That’s something we emphasize with buyers because school boundaries can have a major impact on a purchasing decision.

Lake Austin vs. Lake Travis Lifestyle

Westlake and Lakeway can both offer access to Austin’s lake lifestyle.

But they’re different experiences.

Westlake, Cuernavaca and Lake Austin

Parts of West Austin, particularly around Cuernavaca and Austin Lake Estates, have a strong connection to Lake Austin.

Depending on the specific property and community, buyers may find boating access, waterfront homes, neighborhood parks and a lifestyle connected to the water while remaining relatively close to central Austin.

Lakeway and Lake Travis

Lakeway’s identity is much more directly tied to Lake Travis.

For buyers who want marinas, boating, golf, lake views and a more resort-oriented environment, that can be a major attraction.

The important question is how much you’ll actually use those amenities.

If you’re on the lake every weekend, that matters.

If you play golf several times a week, that matters.

If you spend most of your time downtown, proximity to Lake Travis might matter less than you initially thought.

Golf and Recreation: Lakeway Offers Something Different

If golf is high on your list, Lakeway deserves a serious look.

Lakeway and the surrounding Lake Travis area offer golf-oriented communities and clubs along with access to boating and other outdoor recreation.

Westlake has plenty of outdoor and recreational advantages too, but its identity isn’t built around Lake Travis and golf in quite the same way.

This is why comparing these areas purely by home price doesn’t tell you enough.

You’re also choosing what you want your normal week to look like.

Newer Homes vs. Established Neighborhoods

Relocating buyers often ask us where they’re more likely to find newer homes.

Lakeway and the surrounding Lake Travis area can provide more opportunities to consider newer communities and newer construction.

Westlake has significant new luxury construction too, but much of the area is established.

That means buyers often encounter an interesting mix:

An older home that has been beautifully renovated.

A dated home on an exceptional lot.

A teardown opportunity.

A custom new build surrounded by much older properties.

A home where the land and location may be more important than the finishes inside.

Some buyers love that.

Others want newer systems, a modern floor plan and as little work as possible after closing.

Knowing which buyer you are can quickly narrow the search.

Which Has Better Long-Term Value: Westlake or Lakeway?

We get versions of this question frequently.

“Which one is the better investment?”

We wouldn’t answer that based on the community name alone.

A smart purchase in Lakeway can make more sense than an overpriced property in Westlake.

And the reverse can be true.

We look at the actual property.

What’s special about the location?

How does the lot compare with nearby homes?

Is the floor plan functional?

What’s the condition?

How much inventory competes with it?

Are there characteristics that will be difficult for another property to reproduce?

What do recent comparable sales tell us?

And how long do you expect to own the home?

Westlake’s proximity to central Austin and limited supply in certain locations are important characteristics.

Lakeway offers a different value proposition with a broader range of housing, Lake Travis amenities and generally lower entry prices.

Neither makes every property a good purchase.

Don’t Forget Property Taxes and Total Cost of Ownership

Texas buyers need to look beyond the listing price.

Property taxes can make a meaningful difference in your total cost of owning a home, and two similarly priced properties can have different tax bills depending on their taxing jurisdictions and exemptions.

Insurance matters too.

So does maintenance.

Pools, large lots, older homes, extensive landscaping and waterfront or lake-oriented properties can all come with different ownership considerations.

That’s why we prefer comparing actual properties rather than using a generic “Westlake tax rate” or “Lakeway tax rate.”

Imagine you’re moving to Austin with approximately $2 million to spend.

You work remotely most days but need to be downtown once or twice a week.

You’d like a pool, a comfortable home office, room for guests and easy access to outdoor recreation.

You start looking in Westlake because that’s the area everyone told you to research.

Then you see what the same budget buys in Lakeway.

Now the decision gets harder.

The Westlake property puts you closer to Austin. You like the established neighborhood and location, but the home is older and you’d probably want to renovate the kitchen and primary bathroom.

The Lakeway property is larger and newer. It already has the pool you wanted, and you like being near Lake Travis.

But you’re farther from central Austin.

Which one should you buy?

We wouldn’t answer immediately.

We’d want you to experience both.

Drive the commute.

Spend time in both areas.

Look at several properties.

See what $2 million actually buys rather than what you assumed it would buy.

Then decide which compromise bothers you less.

That’s often when the answer becomes clear.

Westlake may deserve more of your attention if:

Within Westlake, we’d also encourage you to compare individual neighborhoods rather than searching only by ZIP code.

Areas such as Woodhaven, Rollingwood, West Lake Hills and other parts of 78746 can offer very different properties and living experiences.

Who Should Consider Buying in Lakeway?

Lakeway may deserve more of your attention if:

Neither list tells you where you should live.

It’s simply a starting point for figuring out which trade-offs make sense for you.

Common Mistakes Buyers Make When Comparing Westlake and Lakeway

Looking only at price per square foot

Price per square foot doesn’t explain why a property costs what it costs.

Land, location, views, water access, architecture, condition, privacy and scarcity can all matter.

Underestimating the commute

A house may look only a few miles farther away on a map.

Those miles can feel very different at the wrong time of day.

Test the drive.

Choosing based only on school reputation

Research the actual district and campus serving the property. Then evaluate those options based on your priorities.

Assuming a Westlake or Cuernavaca address guarantees Eanes ISD

It doesn’t.

Verify the exact property.

Assuming bigger automatically means better

More square footage is useful only if you actually want it.

Some buyers would rather own a smaller home in the location they love.

Falling in love with the house before understanding the location

This might be the biggest mistake.

A beautiful kitchen can win you over in five minutes.

You’ll live with the location every day.

“Okay, but which one would you choose?”

What are you unwilling to compromise on?

If proximity to central Austin is near the top of your list, we’d give Westlake more weight.

If you want significantly more home and the Lake Travis lifestyle, we’d spend serious time looking at Lakeway.
