2. Your Realtor Should Understand That Eanes School Boundaries Are Address-Specific
This is particularly important for buyers.
Don’t assume that because a listing says “Westlake,” “West Austin,” “78733” or “78746,” the property is zoned exactly where you expect.
Eanes ISD states that campus zoning is determined by street address, and the district directs buyers and residents to verify the taxing jurisdiction and then use its school boundary tools to determine campus assignment. (Eanes ISD)

We always recommend independently verifying school zoning rather than relying solely on marketing language.
It’s also why a Realtor who routinely works within Eanes can be so valuable.

3. Understand 78746 vs. 78733
This is one of the most common conversations we have with buyers.
These two ZIP codes can offer very different experiences while providing access to portions of the same broader Eanes community.
78746 generally gives buyers closer proximity to downtown, West Lake Hills, Rollingwood and established Westlake neighborhoods.
78733 stretches west toward Lake Austin and includes communities where buyers may find larger lots, more eclectic architecture, a more relaxed Hill Country atmosphere and significant waterfront and water-adjacent properties.
Neither is universally “better.”
They’re different.

A good Eanes Realtor shouldn’t tell you where they would live.
They should understand enough about your life to help determine where you should live.
4. Look for Someone Who Knows the Neighborhood Beyond the MLS
This is where local knowledge becomes difficult to fake.
You can learn median prices from a spreadsheet.
You can’t learn everything about a neighborhood that way.
Take Cuernavaca/Austin Lake Estates.
Holly and I live here.

The neighborhood is connected to Lake Austin through the Lake Hills community, with nearby Commons Ford adding another extraordinary outdoor resource.
That’s difficult to communicate through bedroom count and price per square foot.
You need to understand why people live there.
5. Woodhaven Requires a Different Kind of Local Knowledge

What makes Woodhaven compelling isn’t exactly what makes Cuernavaca compelling.
Woodhaven offers an established neighborhood environment with remarkable proximity to central Austin while remaining part of the broader Westlake/Eanes lifestyle.

She raised her family in Westlake, has children who attended Westlake High School and has become deeply involved in the community.
She also hosts neighborhood gatherings and has even held meditation classes at our Woodhaven open houses.
That’s the kind of neighborhood knowledge we’re talking about.

6. For Sellers, Your Realtor Should Understand More Than Pricing
This is probably the biggest distinction in how I personally approach real estate.
I’m a Realtor.
But I’m also an interior designer, real estate investor and the author of the forthcoming Intentional Design.

What should we list this for?

This matters tremendously in Westlake.
Sellers sometimes assume that because they’re selling a multimillion-dollar home, they need a multimillion-dollar level of perfection.

You may need:

Lighting.
Furniture editing.

Selling a $1.5 million Woodhaven home is different from selling a $6 million architectural property in West Lake Hills.
Selling a waterfront property in 78733 is different again.
A strong listing strategy starts with:
Who is likely to buy this?
Maybe it’s a local Eanes family moving up.
Maybe it’s someone relocating from Los Angeles.
Maybe it’s a Houston executive.
Maybe it’s a tech founder.
Maybe it’s an empty nester.
Maybe it’s someone who wants a project.
Maybe it’s someone who absolutely refuses to renovate.
The answer influences:
Staging.
Photography.
Video.
Copy.
Pricing.
Advertising.
Showing strategy.
And which features we emphasize.

12. Your Realtor Should Be Willing to Tell You When Westlake Isn’t Worth the Premium
This is especially important for buyers.
Westlake isn’t right for everybody.
We wrote an entire analysis asking whether Westlake Austin is actually worth the premium because we don’t believe every buyer who calls us should automatically buy here.
Sometimes the answer is:
Yes. This is exactly what you’re looking for.
Sometimes another Austin neighborhood makes more sense.
And sometimes a particular Westlake property simply isn’t worth what the seller is asking.
A Realtor should be able to say that.
13. Don’t Choose an Agent Solely Because They Promise the Highest Listing Price
This is one of my biggest recommendations to sellers interviewing agents.
If three Realtors tell you:
$2.5 million.
$2.6 million.
$2.9 million.
The $2.9 million answer isn’t automatically better.
Ask:
Why?
Show me the comps.
Show me competing inventory.
Explain the adjustments.
Explain the buyer.
Explain the strategy.
Tell me what happens if we don’t receive an offer.
Pricing a home too high doesn’t make it worth more.

14. Look for a Team That Actually Complements One Another
