Westlake is expensive.

The better question is whether it’s worth it.

As Realtors who specialize in Westlake, Eanes ISD, 78746 and 78733 — and who actually live and raise our families in this community — we think the answer is more nuanced than simply pointing to school rankings or home prices.

For some buyers, Westlake’s premium makes complete sense. For others, we actively recommend looking elsewhere.

So, is Westlake Austin worth the premium?

The short answer: Westlake can be worth the premium for buyers who value proximity to downtown Austin, Eanes ISD, limited housing supply, Lake Austin and Hill Country access, established neighborhoods and long-term desirability. But not every Westlake home is a good investment, and buyers who don’t value those specific advantages may find better value elsewhere in Austin.

How Expensive Is Westlake Austin in 2026?

Let’s start with the numbers.

As of Q2 2026, the median sale price in the 78746 Westlake market is approximately $3.2 million, according to our analysis of Austin MLS data.

But even that number needs context.

“Westlake” isn’t one homogeneous real estate market.

West Lake Hills, Rollingwood, Lost Creek, Davenport Ranch, Barton Creek, Rob Roy and the communities farther west toward Lake Austin can have dramatically different pricing, lot sizes, architectural styles and lifestyles.

And this is where buyers sometimes make a mistake.

They compare Westlake to Austin based only on price per square foot.

In our experience, that isn’t the best way to evaluate this market.

In Westlake, you’re buying much more than the house itself.

You’re buying location, land scarcity, school district access, commute, topography, views, neighborhood, Lake Austin proximity and a finite supply of properties close to central Austin.

Those factors help explain the premium.

What Are You Actually Paying For in Westlake?

When a buyer asks us whether Westlake is overpriced, we usually turn the question around:

Which part of Westlake’s premium matters to you?

There are five major components we believe buyers are paying for.

1. Eanes ISD

For families with school-age children, Eanes Independent School District is often one of the biggest drivers.

Eanes ISD currently serves approximately 7,500 students across five elementary schools, two middle schools, Westlake High School and its transition program.

The district reports strong academic outcomes, including a Class of 2025 average SAT score of 1281 compared with the Texas average of 964, and 92% of Advanced Placement exams earning scores of 3 or higher.

Westlake High School also has a nationally recognized academic, athletic and extracurricular reputation.

But here’s an important distinction:

We don’t believe you should buy an overpriced house simply because it’s zoned to Eanes ISD.

School district access creates demand. It doesn’t make every property a good purchase.

We still evaluate the individual home’s location, lot, condition, resale potential and price.

2. Proximity to Downtown Austin

This is one of Westlake’s biggest advantages and one that relocating buyers sometimes underestimate.

Westlake gives you something increasingly difficult to find in Austin: substantial homes, hills, trees, privacy and highly regarded public schools while remaining remarkably close to downtown.

The City of West Lake Hills describes itself as being just minutes from downtown Austin.

Depending on where you live within Westlake and traffic conditions, downtown can feel surprisingly accessible.

That’s fundamentally different from buying farther into Austin’s suburban ring.

You aren’t necessarily choosing between “city” and “suburb.”

Westlake gives many residents elements of both.

3. Limited Land and Housing Supply

This may be one of the most important long-term factors supporting Westlake real estate.

You can’t manufacture more land between downtown Austin and Lake Austin.

Much of Westlake is constrained by hills, environmental considerations, established neighborhoods, large lots and municipal development regulations.

West Lake Hills in particular has retained a heavily wooded, low-density character.

That doesn’t guarantee appreciation.

No real estate market does.

But limited supply combined with sustained buyer demand is one reason we look at Westlake differently from areas where thousands of new homes can continue to be built.

4. Lake Austin, Green Space and the Hill Country

Westlake doesn’t feel like most close-in Austin neighborhoods.

The topography is a major part of the experience.

Depending on the neighborhood, residents may be close to Lake Austin, Wild Basin Wilderness Preserve, Barton Creek greenbelt access, Commons Ford Ranch Metropolitan Park and miles of Hill Country landscape.

In 78733 communities such as Cuernavaca/Austin Lake Estates, Lake Austin becomes an even bigger part of everyday life.

This matters because you’re not simply paying for a prestigious ZIP code.

You’re paying for geography that can’t easily be replicated.

5. Long-Term Buyer Demand

Westlake attracts several overlapping buyer groups:

Families prioritizing Eanes ISD.

Executives relocating to Austin.

Luxury buyers seeking proximity to downtown.

Buyers wanting Lake Austin access or views.

People looking for larger properties without moving deep into the suburbs.

And existing Westlake residents who want to move up, downsize or change neighborhoods without leaving the community.

That diversity of demand is important when thinking about resale.

Is Eanes ISD Worth Paying More For?

For some families, absolutely.

But we’d frame it differently.

The value isn’t simply that Eanes ISD has strong rankings.

It’s that buyers have consistently demonstrated a willingness to pay to live within the district.

That demand affects real estate.

For families who intend to use public schools, the financial comparison may also include what private-school tuition would cost elsewhere, although that’s a highly personal calculation.

For buyers without children in public schools, the equation changes.

You may still value Westlake for its location, privacy, natural beauty and resale demand.

But if none of those benefits matter significantly to you, there may be little reason to pay the premium.

78746 vs. 78733: The Value Question Most Buyers Miss

This is where the Westlake conversation gets particularly interesting.

Many relocating buyers begin their search focused exclusively on 78746.

Then we show them 78733.

As of Q2 2026, our Austin MLS analysis puts the median sale price around $3.2 million in 78746 compared with approximately $2.4 million in 78733.

That’s roughly an $800,000 difference in median price.

Yet portions of both ZIP codes offer access to Eanes ISD, Lake Austin and the greater Westlake lifestyle.

The experience isn’t identical.

78746 includes many of the neighborhoods traditionally associated with Westlake, including West Lake Hills and Rollingwood, and generally offers closer proximity to downtown.

78733 includes communities such as Cuernavaca/Austin Lake Estates and Rob Roy on the Lake, where buyers can find a more eclectic Lake Austin lifestyle and, depending on the property, a lower entry point.

For buyers who want Eanes ISD but question the 78746 premium, this is one of the first comparisons we recommend making.

Where Luxury Buyers are Actually Landing in Eanes

Is Westlake a Good Real Estate Investment?

We don’t like answering this with a blanket yes.

Westlake contains great investments and bad investments.

A poorly positioned home on a difficult lot purchased at the wrong price doesn’t become a great investment simply because the mailing address says Westlake.

We look for several characteristics when evaluating long-term value:

Westlake contains an unusual mix of extraordinary land and homes built across many different architectural periods.

That means buyers will encounter properties with incredible views, beautiful trees and valuable locations that may have:

Those properties can create opportunity.

The key is knowing the difference between cosmetic ugliness and expensive structural limitations.

Paint, lighting, flooring and cabinetry can be changed.

A bad lot, poor orientation, problematic access or an inherently compromised location usually can’t.

For the right buyer, purchasing the less-polished home in the better location can make considerably more sense than paying a premium for someone else’s renovation.

What Are the Downsides of Living in Westlake Austin?

Westlake isn’t perfect.

And if we’re helping you spend several million dollars on a home, we think you should know the drawbacks too.

The Entry Price Is High

There’s no getting around it.

Westlake is one of Austin’s most expensive residential markets, and buyers often get less house for the money than they would farther from central Austin.

Some Homes Need Significant Renovation

High land values don’t necessarily mean updated houses.

Some of Westlake’s best locations contain older homes that require meaningful renovation budgets.

Topography Can Be Complicated

Those beautiful hills and views can come with steep driveways, challenging lots, drainage considerations, retaining walls and higher construction costs.

We pay close attention to these issues during a home search.

Property Taxes and Carrying Costs Matter

A multi-million-dollar home comes with significant ongoing expenses.

Property taxes, insurance, landscaping, pools, maintenance and repairs should all be considered when determining what you can comfortably afford.

We strongly recommend evaluating total ownership cost rather than simply asking what mortgage payment you qualify for.

It’s Not Highly Walkable

If your ideal Austin lifestyle involves walking out your front door to dozens of restaurants, bars and shops, Westlake probably isn’t your best fit.

This is primarily a car-oriented residential community.

Traffic Varies Dramatically by Location

“Westlake” covers a surprisingly large area.

Living near Rollingwood is a very different commute from living farther west toward 78733.

We encourage relocating buyers to drive their actual commute during real traffic before choosing a neighborhood.

Who Is Westlake Austin Best For?

In our experience, Westlake tends to make the most sense for buyers who value several of its advantages simultaneously.

It may be worth the premium if you:

We don’t believe Westlake needs to “win” against every other Austin neighborhood.

Different areas solve different problems.

Westlake vs. Barton Hills

Barton Hills gives you excellent central-Austin access, proximity to Zilker and a more urban Austin lifestyle.

Westlake generally offers larger properties, Eanes ISD access where applicable, more privacy and a different luxury-home environment.

Westlake vs. Circle C

Circle C offers master-planned amenities, larger numbers of relatively newer homes and a lower entry price.

Westlake offers closer proximity to central Austin from many locations, Eanes ISD, Hill Country terrain and a substantially different luxury market.

Westlake vs. Lakeway

Lakeway can provide more home for the money, golf and extensive Lake Travis lifestyle amenities.

Westlake is considerably closer to central Austin and is associated with Eanes ISD rather than Lake Travis ISD.

Westlake vs. Dripping Springs

Dripping Springs can provide significantly more land and newer construction.

Westlake offers a much more central location.

The right answer depends on what you’re optimizing for.

So, Is Westlake Austin Overpriced?

We wouldn’t call Westlake cheap.

But “expensive” and “overpriced” aren’t the same thing.

A market becomes expensive when a large number of buyers consistently value a limited resource.

Westlake has several resources that are inherently difficult to reproduce: its proximity to downtown, limited land, Eanes ISD, Lake Austin geography, Hill Country setting and established luxury neighborhoods.

That helps explain why buyers pay a premium.

The mistake is assuming every Westlake property deserves it.

It doesn’t.

The job of a good Westlake buyer’s agent isn’t to convince you that Westlake is worth the money.

It’s to identify which properties are worth the money.

Our Verdict: Is Westlake Austin Worth It?

For the right buyer, yes.

If you value Eanes ISD, proximity to downtown, Lake Austin and the Hill Country setting — and you have the financial flexibility to buy without compromising your broader goals — we believe Westlake remains one of the most compelling places to own a home in Austin.

But we wouldn’t stretch simply to say you live in Westlake.

There are excellent communities throughout Austin.

And even within Westlake, we’d rather see a client buy an exceptional property in 78733 than an inferior property in 78746 simply for the ZIP code.

That’s the distinction that gets lost in most online discussions about Westlake.

Don’t buy the name. Buy the property, location and lifestyle that actually make sense for you.
