Best Neighborhoods in Eanes ISD for Families: A Local Realtor’s Guide
If you’re moving to Austin and have already decided Eanes ISD is where you want your family to be, your next question is probably:
What is the best neighborhood in Eanes ISD for families?
We have an answer that may surprise you.
There isn’t one.
We know that’s an unusual thing for three Realtors who specialize in Eanes ISD and Westlake to say.
But after living here, raising our children here and helping families buy and sell throughout Eanes, we’ve learned something important:
The families happiest with their move didn’t necessarily buy in the most expensive neighborhood.
They bought in the neighborhood that matched the way they actually wanted to live.
We’re The Council Real Estate Group at Compass.
Albina Rippy lives in Woodhaven in 78746.
Natasha Antonioni and Holly McCormick live in Cuernavaca/Austin Lake Estates in 78733.
Our children have attended Eanes schools. We’ve experienced the sports, school runs, teenage years, neighborhood gatherings and everyday realities that don’t show up in a Zillow search.
So rather than give you another generic list of the “10 Best Neighborhoods in Eanes ISD,” we’re going to answer a more useful question:
Which Eanes ISD neighborhood is best for your family?
Quick Answer: What Are the Best Neighborhoods in Eanes ISD?
If you’re comparing neighborhoods in Eanes ISD, these are some of the areas we’d consider based on lifestyle:
Best for proximity to downtown: Rollingwood
Best for close-in convenience: Woodhaven
Best for Lake Austin + community: Cuernavaca/Austin Lake Estates
Best for classic Westlake luxury: West Lake Hills
Best for larger luxury properties + privacy: Seven Oaks and portions of Rob Roy
Best for established neighborhood amenities + greenbelt lifestyle: Barton Creek West
Best for a quieter established neighborhood: Lost Creek
Best for western Hill Country access: Senna Hills
Best for renovation potential: Woodhaven and Cuernavaca
But those are starting points.
Your budget, commute, children’s ages, appetite for renovation, desired lot size and even how you spend your weekends can completely change our recommendation.
For an overview of the district itself, start with our complete Eanes ISD neighborhood guide.
First: What Exactly Is Eanes ISD?
Eanes Independent School District serves communities immediately west of central Austin.
Its schools include five elementary campuses—Barton Creek, Bridge Point, Cedar Creek, Eanes and Forest Trail—along with Hill Country Middle School, West Ridge Middle School and Westlake High School.
One important thing for buyers to understand:
Eanes ISD is not synonymous with Westlake, 78746 or 78733.
Eanes ISD is a school district.
West Lake Hills and Rollingwood are incorporated cities.
“Westlake” is commonly used as a broader geographic and real-estate term.
78746 and 78733 are ZIP codes.
And school assignments are determined by individual property address.
Verify an address directly with Eanes ISD
If schools are an important reason for your move, always verify the exact property before purchasing.
Best Eanes ISD Neighborhood for Downtown Access: Rollingwood
If your first sentence to us is:
“We want Eanes, but we don’t want to feel like we left Austin,”
Rollingwood is going on the list.
Rollingwood is a small incorporated city immediately west of central Austin.
Its biggest luxury may simply be location.
For families relocating from Los Angeles, San Francisco, New York, Chicago or another major city, that’s often more important than they initially realize.
You can want:
Great schools.
A yard.
More space.
Neighborhood streets.
And a strong family community.
Without necessarily wanting your entire life to become suburban.
Rollingwood can provide an interesting balance.
Who should consider Rollingwood?
Families who prioritize central Austin access, have a healthy budget and value location more than getting maximum acreage or square footage for their money.
Who might prefer somewhere else?
Buyers who want significantly more land, Lake Austin to be part of everyday life or a less polished environment may gravitate farther west.
Best Eanes ISD Neighborhood for Close-In Convenience: Woodhaven
Woodhaven is one of those neighborhoods that doesn’t always appear on a relocating buyer’s initial list.
Then they understand where it is.
Our partner Albina Rippy lives in Woodhaven, so we know this one from the inside.
Albina moved to Austin after spending a decade in Houston, where she owned and operated seven yoga studios.
She sold the business just before COVID, traveled around the world with her husband and two young children for a year, and eventually had to decide:
Where do we want to build our next life?
They chose Woodhaven.
One of their children has now graduated from Westlake High School and the other is in 11th grade.
What Albina loves most about Woodhaven is how convenient it makes her life.
She wanted Eanes ISD.
But she didn’t want to disconnect from Austin.
Woodhaven’s lifestyle
Albina and her husband have matching Vespas and regularly ride them downtown for their date night at Perry’s.
She’s close to the schools.
She’s close to Bee Cave Road.
And central Austin still feels like part of everyday life.
Woodhaven also contains established housing stock that can create interesting renovation opportunities.
Read our local guide to living in Woodhaven Austin to understand why Albina chose it.
Who should consider Woodhaven?
Families who prioritize Eanes ISD, 78746, proximity to schools and downtown access—and buyers who are open to an older home or renovation opportunity.
Best Eanes ISD Neighborhood for Lake Austin + Community: Cuernavaca
This is where Natasha and Holly become completely biased.
We admit it.
They both live there.
Cuernavaca/Austin Lake Estates sits farther west in 78733 along Lake Austin.
And it’s unlike almost anywhere else in Eanes.
Natasha spent 13 years living in Los Angeles before eventually making Austin home.
Her description of Cuernavaca is:
“The Venice Beach of the Hill Country.”
Not because it looks like Venice Beach.
Because it has that same kind of individuality.
Original cottages can sit near contemporary architecture.
A 1970s ranch may be down the road from a significant new build.
There are unusual lots.
Huge trees.
Lake Austin properties.
Renovation projects.
And people who seem pretty comfortable doing things their own way.
What Makes Cuernavaca Particularly Good for Families?
Community.
Not marketing-copy community.
Actual community.
Lake Hills Park sits on Lake Austin and is a major neighborhood gathering point for eligible community members.
There’s Fourth of July at the park.
Easter egg hunts.
Santa in the Park.
The Splashers swim team.
Kids running around.
Neighborhood gatherings.
Civil Goat coffee runs that take three times longer than planned because you keep running into people.
And Holly.
Around Cuerny, we affectionately call her:
The Mayor of Cuernavaca.
She seems to know everyone.
The Council has sold more than 80 homes throughout the greater Cuernavaca community, but Holly and Natasha’s connection goes well beyond transactions.
This is where they’ve raised their families.
Read our local guide to Cuernavaca and Austin Lake Estates.
Who should consider Cuernavaca?
Families who prioritize Lake Austin, nature, community, architectural individuality and character over being as close as possible to downtown.
Best Eanes ISD Neighborhood for Classic Westlake Luxury: West Lake Hills
If your idea of Westlake includes:
Hills.
Mature trees.
Privacy.
Architecture.
Large budgets.
Proximity to central Austin.
And beautiful homes tucked into the landscape…
You’re probably picturing West Lake Hills.
The City of West Lake Hills is an independent municipality surrounded by Austin and located only minutes from downtown.
This is one of the most established luxury markets in Austin.
But don’t assume every house looks like a new luxury build.
That’s actually part of the appeal.
You’ll find older homes, mid-century influences, dramatic contemporary architecture, remodeled properties and significant estates.
Who should consider West Lake Hills?
Families with larger budgets who prioritize location, privacy, Eanes schools and established luxury.
Natasha’s warning
Don’t pay a West Lake Hills premium simply because the house is beautifully renovated.
Look at the land and architecture first.
Finishes can be changed.
A great lot is considerably harder to manufacture.
Best Eanes ISD Neighborhoods for Larger Luxury Homes + Privacy: Seven Oaks and Rob Roy
When a buyer tells us:
“I want Eanes, but I also want space.”
The search changes.
Seven Oaks and portions of the Rob Roy communities can become much more interesting.
These areas are known for substantial luxury properties, privacy and larger lots.
This is a different version of Westlake than Woodhaven or Rollingwood.
You’re moving farther away from central-Austin density and toward a more estate-oriented lifestyle.
Who should consider these areas?
Buyers who prioritize:
Privacy.
Larger properties.
Luxury construction.
Outdoor living.
Views.
More separation from neighbors.
And who don’t need to optimize every minute of the downtown commute.
Best Eanes ISD Neighborhood for Amenities + Greenbelt Lifestyle: Barton Creek West
Barton Creek West can be a strong choice for families who want something that feels unmistakably like a neighborhood.
The community is known for amenities including pools, parks, trails and access to natural areas.
That can be especially compelling for families with younger children.
Your house matters.
But when kids are young, sometimes the bigger question is:
Where will they go when they walk out the front door?
Neighborhood pools.
Friends nearby.
Trails.
Parks.
Bikes.
Those things can shape childhood as much as the house itself.
Best Eanes ISD Neighborhood for an Established, Quieter Feel: Lost Creek
Lost Creek offers another distinct version of Eanes.
Winding roads.
Mature trees.
Established houses.
Hills.
Green space.
It can feel tucked away despite remaining connected to West Austin.
Buyers who don’t necessarily need the prestige of a West Lake Hills address but want an established Eanes environment should have Lost Creek on the list.
It’s also a good reminder that sometimes the right neighborhood isn’t the one your relocating friends have heard of.
Best Eanes ISD Neighborhood for Western Hill Country Access: Senna Hills
Not everyone wants to optimize for downtown.
Some buyers are heading the opposite direction.
Maybe you spend weekends in the Hill Country.
Maybe Bee Cave and Lakeway are part of your daily routine.
Maybe your work is west rather than central.
Maybe you simply want a little more separation from downtown.
Then neighborhoods farther west, including Senna Hills, deserve consideration.
This is why we always ask about your actual life before recommending neighborhoods.
“Close to downtown” isn’t universally valuable.
It’s valuable if you actually go downtown.
Best Eanes ISD Neighborhoods for Renovation Potential: Woodhaven + Cuernavaca
This category has Natasha’s attention.
As a Realtor, interior designer and investor, she looks at homes differently.
And both Woodhaven and Cuernavaca can produce opportunities.
Woodhaven has established older housing stock in a very desirable location.
Cuernavaca has an enormous range of architecture, lot types and housing conditions.
But here’s the important distinction:
Ugly doesn’t mean opportunity.
Sometimes ugly is just expensive.
Natasha evaluates:
Natural light.
Floor plan.
Ceiling heights.
Structural walls.
Architecture.
Lot orientation.
Topography.
Expansion potential.
Kitchen placement.
Indoor-outdoor relationship.
And likely renovation cost.
Then Albina asks:
Does the math work?
That’s where the combination becomes powerful.
Natasha may see how to transform it.
Albina can help determine whether transforming it makes financial sense.
And Holly can help figure out how to negotiate the acquisition.

Best Eanes Neighborhoods for Buyers Moving From Los Angeles
Natasha understands this move personally.
After 13 years in Los Angeles, she knows that many LA buyers aren’t simply asking:
“How much house can I get?”
They’re asking:
Will the people be interesting?
Will we find our community?
Will Austin feel too small?
Will we lose culture?
Can we find good architecture?
Will our kids be happy?
Can we have more space without giving up who we are?
For those buyers, we frequently explore Cuernavaca, Rollingwood, Woodhaven and West Lake Hills.
But for completely different reasons.
Cuernavaca often resonates with buyers who miss LA’s individuality and creative energy.
Rollingwood can appeal to buyers nervous about leaving urban convenience.
Woodhaven combines established neighborhood living with central access.
And West Lake Hills can satisfy buyers looking for architecture, privacy and luxury close to the city.
Best Eanes Neighborhoods for Buyers Moving From Houston
Albina understands this one.
Houston buyers often come to Austin already accustomed to:
Excellent restaurants.
Strong neighborhoods.
Large homes.
Driving.
Private clubs.
Major-city amenities.
And sophisticated professional communities.
But many are looking for something different too.
Smaller.
More connected.
More nature.
More outdoor life.
Albina found that balance in Woodhaven.
Other Houston families may prefer West Lake Hills, Barton Creek West or one of the more estate-oriented communities.
The question isn’t:
“What’s Austin’s version of my Houston neighborhood?”
It’s:
“What do I want my next chapter to feel like?”
What About 78733 vs. 78746?
This is another major decision point.
Broadly speaking, 78746 puts buyers closer to central Austin.
78733 takes you farther west toward Lake Austin and the Hill Country.
But we don’t recommend choosing a ZIP code.
Choose a neighborhood.
Then choose a street.
Then choose the property.
Our 78733 vs. 78746 comparison goes much deeper into those differences.
And if you’re specifically deciding between two Council favorites, read Woodhaven vs. Cuernavaca.
Which Eanes Neighborhood Gives You the Most House for Your Money?
This changes constantly.
And we’d be cautious of any article giving you a permanent answer.
A better question is:
What can my budget buy in Eanes right now?
A $2 million budget might mean:
A beautifully renovated smaller home in one location.
An older house on an extraordinary lot somewhere else.
A larger home farther west.
A renovation opportunity.
Or a property where you’re paying substantially more for location.
The cheapest price per square foot isn’t necessarily the best value.
And the highest isn’t necessarily overpriced.
You need to understand why.
Should You Pay More to Live in Eanes ISD?
For some families, yes.
For others, absolutely not.
The premium may reflect some combination of:
School district.
Proximity to central Austin.
Limited supply.
Land.
Lake Austin.
Architecture.
Privacy.
Established neighborhoods.
And long-term buyer demand.
But don’t stretch your family’s finances simply because someone tells you that you “have to get into Eanes.”
Albina’s CPA brain is especially useful here.
A house can be wonderful and still be the wrong financial decision.
