Why I Chose Cuernavaca: A Longtime Local’s Guide to Austin’s Most Unexpected Eanes Neighborhood

People joke that I’m the Mayor of Cuernavaca.

I’m not.

But I do know a ridiculous number of people here.

And that’s probably the best way I can explain why I chose to live in Cuernavaca.

This isn’t the perfectly polished version of Westlake.

It’s a little funky.

A little unexpected.

The houses don’t all look alike.

People actually know their neighbors.

You can grab coffee at Civil Goat, run into three people you know, head down toward Lake Austin, take the kids to Lake Hills Park and somehow turn an ordinary Saturday into an entire day.

Cuernavaca feels like a neighborhood, not a development.

I’m Holly McCormick, a Realtor with The Council Real Estate Group at Compass, and I’ve worked in Austin real estate for more than 20 years.

But this one is personal.

Because Cuernavaca isn’t simply an area where I sell homes.

It’s where I live.

And if you’re considering moving to Westlake or Eanes ISD, here’s what I think you should know about one of its most unexpected little pockets.

First: Where Is Cuernavaca?

Cuernavaca sits in the western part of the Eanes area in Austin’s 78733 ZIP code, near Lake Austin.

You’ll also hear people use names including:

Austin Lake Estates.

Austin Lake Hills.

Cuernavaca.

And depending on who you’re talking to, those terms can sometimes get used rather loosely.

We’ve written a separate Cuernavaca vs. Austin Lake Estates vs. Austin Lake Hills guide because the terminology can genuinely confuse buyers.

But here’s the simpler answer:

When locals say Cuernavaca, they’re usually talking about this wonderfully eclectic pocket around Cuernavaca Drive and the surrounding streets near Lake Austin.

Why Does Cuernavaca Feel So Different From the Rest of Westlake?

Because it is.

Drive through some Westlake neighborhoods and you’ll see:

Large estates.

Formal landscaping.

Gated entries.

More consistent architecture.

Then come to Cuernavaca.

You might see:

An original little house.

A major contemporary renovation.

A funky cottage.

A brand-new modern home.

A huge estate.

Something on acreage.

Something near the water.

Something you cannot quite explain.

All on the same drive.

I love that.

Natasha Calls It the Venice Beach of the Hill Country

And I think that’s pretty accurate.

There’s an independent streak here.

People do their own thing.

Homes have personality.

People have personality.

There’s a casualness to it.

And yet you’re still in the Eanes area, minutes from some of the most established luxury neighborhoods in Austin.

That contradiction is part of the magic.

The Houses Aren’t Cookie-Cutter

This is one of the first things buyers notice.

Cuernavaca wasn’t created as one master-planned development where every house was built during the same five-year period.

The neighborhood evolved.

And you can see it.

For Buyers, That’s Exciting

But it also means you need to know what you’re looking at.

Two houses a few streets apart may be completely different in:

Lot.

Condition.

Architecture.

Square footage.

Topography.

Renovation.

Water proximity.

Views.

Privacy.

And long-term potential.

That’s one reason hyperlocal experience matters here.

You can’t always understand Cuernavaca by looking at a ZIP-code average.

Civil Goat Is Basically Our Neighborhood Living Room

If you want to understand Cuernavaca, go get coffee.

Not at some giant shopping center.

Go to Civil Goat on Cuernavaca Drive.

It’s one of those places where you’re very likely to see:

Neighbors.

Kids.

Dogs.

Someone working on a laptop.

Someone who came for coffee and has now been talking for 45 minutes.

That’s the neighborhood.

Visit Civil Goat

This Is Where Community Actually Happens

The Council has hosted neighborhood business mixers here.

Local businesses connect here.

People catch up here.

You don’t have to organize community when people naturally keep ending up in the same places.

That’s what I love.

Then There’s Lake Hills Park

This is a huge part of the neighborhood’s identity.

Lake Hills Park sits along Lake Austin and has long served as a gathering place for the surrounding community.

Depending on current membership and eligibility requirements, local families may use the park for things such as:

Swimming.

Boating.

Picnics.

Sports.

Gatherings.

Community events.

And simply being near the water.

Important for Buyers

Do not assume that buying any house in 78733 automatically gives you access to every neighborhood amenity.

It doesn’t.

Membership and eligibility should be verified for the specific property and current rules.

That’s exactly the kind of detail we want to investigate before you buy, not after closing when somebody asks where your park sticker is.

Lake Austin Changes the Rhythm of the Neighborhood

Even if you don’t own waterfront property, being this close to Lake Austin changes how people live.

Summer can mean:

Boat.

Paddleboard.

Swim.

Park.

Friends.

Kids.

Sunset.

Home.

The lake isn’t some abstract amenity you mention in listing copy.

For many people here, it’s part of their week.

Our guide to living near Lake Austin explains some of the lifestyle and due-diligence considerations in more detail.

Commons Ford Is Right Nearby

Another place I love about this side of Austin is Commons Ford Metropolitan Park.

It’s one of those places that makes you remember:

Oh right.

We live in a city.

But also somehow this.

Water.

Trees.

Open space.

Birds.

People picnicking.

Dogs.

Families.

It’s one of the reasons western Eanes can feel surprisingly removed from central Austin even though you’re still connected to the city.

JoJo’s Is Another Little Neighborhood Marker

Then there’s JoJo’s.

A small neighborhood bakery.

Again, none of these places individually explains Cuernavaca.

Together they do.

Civil Goat.

JoJo’s.

The park.

The lake.

The streets.

The people.

That’s What Buyers Sometimes Miss

They tour the house.

They look at:

Kitchen.

Primary bathroom.

Closet.

Pool.

Square footage.

Then they leave.

But you haven’t really toured the property until you understand what surrounds it.

I want buyers to experience the neighborhood too.

Drive It Slowly

Don’t just follow GPS from the house back to Bee Cave Road.

Drive around.

See:

The older houses.

The giant houses.

The hills.

The trees.

The lake glimpses.

The funky stuff.

That’s Cuernavaca.

Is Cuernavaca in Eanes ISD?

Many homes associated with the Cuernavaca/Austin Lake Estates area are within Eanes ISD, but buyers should always verify the current school district and campus assignments for the specific address directly with the district.

Don’t rely solely on:

ZIP code.

Neighborhood name.

Listing copy.

Or what somebody told you at an open house.

School boundaries matter too much to assume.

Our Eanes ISD schools and neighborhoods guide is a useful starting point.

The Community Is the Thing

I can give you:

Square footage.

Price.

Comps.

Taxes.

Days on market.

All of that matters.

But it’s not why I live here.

I live here because:

People show up.

That’s the thing that’s difficult to put into a real estate search.

People Know Each Other

You see the same faces.

At coffee.

At the park.

Walking dogs.

At neighborhood events.

At someone’s house.

At the lake.

At a business mixer.

At the Fourth of July.

At Christmas.

At Easter.

And eventually:

You belong to the place.

Our Team Is Deeply Connected to This Community

The Council isn’t just marketing into Cuernavaca.

We live here.

We’ve sold here.

We sponsor and participate in community events here.

We know local businesses.

We know the streets.

We know many of the families.

We understand that the value of this neighborhood isn’t simply the house.

It’s the network around it.

What Kind of Person Loves Cuernavaca?

This is interesting.

I think Cuernavaca tends to appeal to someone who likes:

Westlake.

But maybe doesn’t want Westlake to feel too polished.

Someone who appreciates:

Individuality.

Water.

Community.

Trees.

A little weirdness.

Interesting houses.

Neighbors who actually know each other.

You Might Not Love It If…

You want:

Perfectly consistent architecture.

Highly manicured streets everywhere.

A very formal neighborhood feeling.

Or everything to look exactly the way you expected Westlake to look.

That’s okay.

There are other neighborhoods for that.

Cuernavaca Isn’t Trying to Be Something Else

That’s one of the things I love most about it.

It’s comfortable being itself.

What Are Homes Like in Cuernavaca?

The range can be enormous.

Depending on current inventory, you may encounter:

Smaller original homes.

Renovated homes.

Modern homes.

Large luxury properties.

Acreage.

Lake-adjacent homes.

Waterfront properties.

Homes with unusual lots.

And new construction.

This Makes Pricing Interesting

You can’t simply say:

“The house down the street sold for X, therefore mine is worth X.”

Maybe.

But what was the lot like?

Was it renovated?

Did it have a view?

Pool?

Water access?

Acreage?

Different square footage?

Different street?

Different architecture?

Different condition?

This is exactly where local experience becomes valuable.

What About Renovating in Cuernavaca?

There are some incredible opportunities.

Natasha loves this neighborhood from a design perspective because so many properties have:

Interesting lots.

Trees.

Privacy.

Unusual architecture.

And potential.

But potential needs to be evaluated realistically.

Before Buying a Project, Look Beyond the Pinterest Board

Consider:

Site.

Slope.

Drainage.

Trees.

Utilities.

Septic where applicable.

Setbacks.

Existing structure.

Access.

Construction costs.

Permitting.

And your actual budget.

Our guide to buying land in Eanes covers many of the questions that become especially important on unusual properties.

What About Lake Access?

This is one of the biggest questions buyers ask.

And it’s also one of the areas where you need to be precise.

There is a difference between:

Living near Lake Austin.

Seeing Lake Austin.

Having neighborhood access.

Having deeded or private access.

And owning waterfront.

Those are not interchangeable.

Verify Everything

If lake access matters to your purchase, we want to understand exactly what rights or memberships, if any, accompany the specific property.

Never buy based on:

“I think we can use that park.”

Let’s know.

Is Cuernavaca Good for Families?

Many families are drawn to this area because of the combination of Eanes-area schools, neighborhood community, outdoor lifestyle and proximity to Lake Austin.

But “good for families” is subjective.

I would rather show you how people actually live here and let you decide whether it fits your family.

Come on a Saturday.

You’ll understand much more.

A Saturday in Cuernavaca

Coffee at Civil Goat.

Maybe JoJo’s.

Kids.

Dog.

Lake.

Park.

Friends.

Home.

Pool.

Someone texts.

Now people are coming over.

That’s a pretty believable Saturday here.

And honestly?

That’s why people stay.

How Far Is Cuernavaca From Downtown Austin?

This is one of the biggest misconceptions relocation buyers have.

They hear:

Westlake.

Lake.

Trees.

Hills.

And imagine they’re moving far outside Austin.

Cuernavaca feels tucked away, but you’re still part of the Austin orbit.

Actual drive times vary considerably with traffic, destination and exact address, so I always recommend testing your real commute during the hours you’ll actually travel.

Don’t Trust the Sunday-Afternoon Commute Test

If you work downtown:

Drive it Monday morning.

If your kids have activities across town:

Drive it at that time.

If you’re going to the airport twice a month:

Think about that too.

A neighborhood should work with your real life.

Is Cuernavaca the Same as Westlake?

This depends on how you’re using the term “Westlake.”

People often use Westlake conversationally to describe a broader area associated with Eanes ISD and western Austin.

But there are multiple jurisdictions, neighborhoods and ZIP codes within what people casually call Westlake.

Cuernavaca has its own distinct identity.

That’s the point.

78733 vs. 78746

This is another common relocation search.

Very broadly:

78746 includes many of the neighborhoods people traditionally associate with Westlake.

78733 stretches farther west and includes areas with a different mix of properties, terrain and Lake Austin proximity.

But ZIP code alone is not a neighborhood strategy.

We’ve written a full 78733 vs. 78746 guide because the lifestyle differences matter.

Why People Discover Cuernavaca Late

I hear versions of this constantly:

“How did we not know this was here?”

Because if you’re relocating to Austin, your search may begin with:

Westlake.

Eanes ISD.

West Lake Hills.

Rollingwood.

Then someone eventually says:

Have you looked at Cuernavaca?

And suddenly you’re driving down Cuernavaca Drive wondering where this place has been.

That’s Why Hyperlocal Knowledge Matters

Real estate search sites are very good at showing you:

Bedrooms.

Bathrooms.

Square footage.

Price.

They’re not as good at telling you:

You might love this weird little pocket five minutes away.

That’s our job.
