Selling Your Eanes ISD Home When You’re Relocating: How to Plan the Sale, Timing and Your Next Move

By Natasha Antonioni | The Council Real Estate Group at Compass

Selling your home is one thing.

Selling your home while relocating to another city or state, coordinating movers, managing school schedules, buying another property and trying to keep your family functioning normally?

That’s an entirely different experience.

And if you’re selling a home in Westlake Austin, Eanes ISD, Cuernavaca, West Lake Hills or Rollingwood, the stakes can be especially high.

You may have substantial equity in your property. You may be managing a luxury home that requires careful preparation. And you may be trying to make decisions about your next home before you know exactly when your current one will sell.

I’m Natasha Antonioni, a Realtor, interior designer and partner at The Council Real Estate Group at Compass.

I’ve moved across the country more than once, including moves involving New York, Los Angeles, Napa and Austin. I’ve also experienced what it means to rebuild a home and a life after losing a house in the 2017 California wildfires.

So when a client tells me they’re relocating, I understand that we’re not simply selling a property.

We’re helping them close one chapter while making room for another.

And the best way to make that transition smoother is to create the right strategy before the moving boxes appear.

Quick Answer: How Do You Sell a Home in Eanes ISD While Relocating?

If you’re relocating and need to sell your Westlake or Eanes ISD home, ideally begin planning 60 to 90 days before your intended listing date, or earlier if the property needs significant preparation.

Start by determining your home’s likely market value, estimating your net proceeds, deciding whether to sell before or after buying your next home, and coordinating your listing timeline with your relocation.

A strong relocation selling plan should address:

The goal is to avoid making an expensive real estate decision simply because you’re running out of time.

For a more detailed preparation schedule, see our 90-day Westlake Austin seller plan.

1. Should You Sell Your Westlake Home Before Buying Your Next One?

This is usually the first major decision.

And there isn’t one answer that works for everyone.

Some homeowners need the equity from their Westlake property to purchase their next home.

Others have enough liquidity to buy first.

Some are relocating for work with a fixed start date.

Others have the flexibility to rent temporarily or spend time exploring their next city before purchasing.

Option A: Sell First, Then Buy

Selling first can give you clarity about your available equity and reduce the period during which you carry two homes.

The tradeoff is that you may need temporary housing if the sale closes before your next property is ready.

For families relocating out of Eanes ISD, this may be manageable if the move is already scheduled around the school year.

But it still requires planning.

Option B: Buy First, Then Sell

Buying first can make the physical move easier.

You may be able to move your belongings, settle into the next property and prepare your Westlake home for sale without living through showings.

However, carrying two properties can create financial pressure.

Before choosing this approach, evaluate financing, cash reserves, insurance, taxes, maintenance and the possibility that your existing home takes longer to sell than expected.

Option C: Coordinate Both Transactions

Some homeowners attempt to align the sale of their existing home with the purchase of the next one.

This can work, but both transactions introduce variables.

Inspection findings, financing, appraisals, closing conditions and moving logistics can affect the schedule.

We want contingency plans rather than assuming everything will happen on the same afternoon.

Our advice: Build the financial strategy first, then choose the sequence that gives your family the best combination of flexibility and security.

2. Understand What Your Eanes Home Is Actually Worth

Before booking movers or making an offer on your next property, establish a realistic range for your home’s potential sale price.

And by realistic, I don’t mean the highest number you can find online.

Westlake is not a uniform housing market.

A property in Woodhaven may compete with a very different group of homes than a waterfront property in 78733.

A house in Rollingwood may appeal to buyers with different priorities than one in Cuernavaca.

And even within the same neighborhood, two properties with similar square footage may have different values because of their lots, architecture, condition and privacy.

That’s why we start with a property-specific analysis rather than a broad Austin market average.

Our Westlake Austin real estate guide explains how the local market differs from the broader city.

For sellers, we also recommend reading what to consider before selling a Westlake home in the current market.

Why This Matters for Relocating Sellers

Imagine planning your next purchase around a $3 million sale price, only to discover that the strongest current comparable sales support a lower range.

That difference could affect your down payment, financing, renovation plans and cash reserves.

Albina Rippy, one of my partners at The Council and a former CPA, brings a financial perspective to these conversations.

We want to understand what the sale could realistically produce after expenses, not simply what the house might list for.

3. Don’t Renovate Your Home Just Because You’re Moving

This is where my interior design background becomes particularly useful.

Relocating homeowners often feel pressure to fix everything.

The kitchen looks dated.

The walls need paint.

The lighting isn’t current.

The landscaping could be better.

And suddenly they’re considering a six-figure renovation while also trying to organize a cross-country move.

Before spending that money, let’s evaluate what buyers are actually likely to value.

Sometimes a fresh coat of paint, thoughtful styling, improved lighting and professional photography can make a substantial difference in presentation.

Other times, more meaningful improvements may be justified.

And sometimes the smartest decision is to sell the property largely as-is.

I wrote about this in how to sell a dated Westlake home without over-renovating.

The question isn’t whether we can make your house more beautiful.

We probably can.

The question is whether the proposed investment makes financial sense for your sale and timeline.

4. Should You Move Out Before Listing?

There are advantages to both approaches.

Selling While You’re Still Living in the House

If you’re staying in Austin until closing, we’ll want to make the property easy to show without turning your daily life upside down.

That might mean simplifying furniture arrangements, reducing clutter, organizing storage, arranging professional cleaning and establishing practical showing windows.

For families with children, pets or demanding schedules, this can be one of the more stressful parts of selling.

A thoughtful showing plan helps.

Selling After You’ve Moved

If your new job or relocation schedule requires you to leave first, an empty home can be easier to access for showings.

But vacant doesn’t always mean better.

A beautifully furnished luxury home often communicates scale, function and lifestyle more clearly than an empty one.

Depending on the property, professional staging or carefully selected furnishings may improve the presentation.

We discuss this in our Westlake seller strategy guide.

My design perspective: The goal is not to fill every room with furniture. It’s to help buyers understand how they could live there.

5. Price for the Market, Not Your Moving Deadline

One of the biggest risks for relocating sellers is allowing the moving schedule to dictate the pricing strategy.

You may be thinking:

We need to be in Denver by November.

Or:

The kids start school in California in August.

Or:

Our new house closes in six weeks.

Those deadlines matter.

But buyers don’t automatically pay more because you need to move.

In fact, when a property sits on the market and the seller becomes increasingly motivated, the negotiating dynamic can become more difficult.

We want to price your home based on its condition, location, competitive inventory and recent comparable sales.

Then we build a marketing strategy around that price.

A relocation deadline should influence our preparation and contingency planning, not become a substitute for market analysis.

6. Think About the School Calendar, but Don’t Let It Make Every Decision

For many families in Eanes ISD, moving is connected to the academic calendar.

Parents may prefer to finish the school year before relocating.

Others need to move before the next semester begins.

That makes spring and summer important planning periods for some families, but it doesn’t mean every home should be listed in spring.

Sometimes a property has less direct competition during another season.

Sometimes a buyer’s timing aligns beautifully with yours.

And sometimes waiting creates more expense than it saves.

The best listing date depends on your specific property, market conditions and family’s priorities.

If you’re planning several months ahead, our 90-day seller preparation guide is a useful starting point.

7. Understand Your Closing Timeline and Options

A closing date isn’t simply a date on a calendar.

It affects when you receive your proceeds, when possession transfers and how you coordinate your next move.

Some sellers negotiate a temporary leaseback after closing, allowing them to remain in the property for an agreed period.

Others prefer to close after moving out.

The availability and terms of any leaseback depend on the transaction, the buyer’s financing and insurance requirements, and the parties’ agreement.

A leaseback also creates responsibilities and risks that should be reviewed carefully.

For relocating sellers, we evaluate closing and possession terms alongside price rather than treating them as afterthoughts.

A slightly different offer structure may fit your circumstances better than one that simply has the highest headline price.

8. What Happens If Your Home Sells Before Your Next House Is Ready?

This is a scenario worth discussing before it happens.

Possible solutions may include negotiating an appropriate closing or possession schedule, arranging short-term housing, using temporary storage or adjusting the timing of your next purchase.

But none of these options should be assumed to be available.

If you have children, pets, a home office or a substantial amount of furniture, temporary housing can be more complicated than it sounds.

We want to understand those practical realities early.

The right plan is the one that works for your family, not just for the contract.

9. What If You Need to Relocate Before Your Westlake Home Sells?

This happens frequently enough that it’s worth planning for.

Perhaps your new job begins before your house is ready to list.

Or you’ve already purchased another home.

Or you’re moving out of state and won’t be available for every appointment.

In that situation, local representation becomes especially important.

Someone needs to coordinate the property preparation, vendors, photography, showings, feedback and transaction milestones.

You should also establish a plan for ongoing maintenance, utilities, insurance, security and the condition of the property while it’s vacant.

We can help coordinate the real estate side of the process and identify where licensed vendors, property managers or other specialists may be needed.

The goal is to make sure your home doesn’t become another full-time job after you’ve moved.

10. Don’t Overlook the Cost of Carrying Two Homes

This is one of the first conversations Albina wants to have.

If you’re purchasing another property before selling your Westlake home, calculate the potential overlap.

That may include:

Then evaluate how long you can comfortably carry those costs if the sale takes longer than expected.

This is especially important in the luxury market, where the buyer pool for an individual property can be narrower.

We want you to make decisions from a position of strength, not financial urgency.

11. Plan for Seller Disclosures and Property Records

Before listing, gather information that may be relevant to the transaction.

For many previously occupied single-family residences in Texas, sellers must provide a disclosure notice addressing known property conditions, subject to applicable exemptions.

The Texas Real Estate Commission’s Seller’s Disclosure Notice is a useful resource.

You may also want to organize available records relating to major renovations, permits, warranties, roof work, foundation repairs, pools, septic systems or other significant property improvements.

These records can help buyers and their inspectors understand the property.

If you’re relocating, gathering documents before the move is much easier than trying to locate them after everything is packed.

12. Choose a Realtor Who Understands Your Specific Neighborhood

This matters enormously in Eanes ISD.

West Lake Hills isn’t the same as Rollingwood.

Woodhaven isn’t the same as Cuernavaca.

Austin Lake Estates isn’t the same as a luxury property overlooking Lake Austin.

Even homes a few streets apart can have very different characteristics.

Our team lives and works in these communities.

Holly McCormick lives in Cuernavaca and brings more than two decades of real estate experience, including negotiation and hyperlocal neighborhood knowledge.

Albina lives in Woodhaven and contributes her background in financial analysis and investment strategy.

I bring the interior design, architecture, staging and buyer-perception perspective.

We’ve structured The Council so our clients benefit from those complementary specialties throughout the process.

Frequently Asked Questions About Selling an Eanes ISD Home While Relocating

How far in advance should I contact a Realtor before relocating?

Ideally, contact a Realtor approximately three months before your intended listing date, or earlier if you anticipate major improvements, complicated financing or a tight moving schedule.

Should I sell my Westlake Austin home before moving out of state?

It depends on your financial situation, next-home purchase, moving deadline and comfort with carrying two properties. Selling first may provide financial clarity, while moving first can make preparing and showing the home easier.

Can I sell my Westlake home after I’ve already moved?

Yes. With an appropriate local team and arrangements for maintenance, access, security and transaction coordination, sellers can manage many aspects of a sale remotely.

Should I stage my home if I’m relocating?

Staging may be useful, particularly when it helps buyers understand the home’s scale, layout and lifestyle. The decision should be based on the property’s presentation needs, likely costs and potential benefit.

Can I stay in my house after closing?

Sometimes. A temporary leaseback may be negotiated, subject to the buyer’s agreement and applicable transaction requirements. The arrangement should be documented appropriately.

Is spring the best time to sell a home in Eanes ISD?

Spring can align with family relocation schedules, but the best listing date depends on your property’s condition, price range, competition, buyer demand and moving timeline.

What if my Westlake home doesn’t sell before my relocation date?

You may need to consider temporary carrying costs, remote sale coordination, pricing adjustments supported by market evidence or alternative housing arrangements. Planning for this possibility early is important.

What should I fix before selling my home in 78733 or 78746?

Prioritize property-specific issues and improvements that are likely to matter to buyers. A pre-listing walkthrough can help determine whether repairs, cosmetic changes or staging are worthwhile. Read our guide to what to fix before selling a Westlake home.
