But they offer very different versions of Austin life.
The simplest way I explain it is this:
Westlake gives you closer access to central Austin, Eanes ISD and a more established, close-in luxury market.
Lakeway gives you more of a Lake Travis lifestyle, more master-planned communities, newer housing options and often more house or land for the money.
Neither is universally better.
The right answer depends on:
Where you work.
Where your children go to school.
How often you want to be downtown.
Whether you want lake life.
How much space you want.
And what kind of daily rhythm feels right for your family.
Quick Answer: Westlake or Lakeway?
Choose Westlake if you prioritize:

This is where buyers sometimes focus too much on the house.
You can find beautiful homes in both areas.
The more important question is:
What does a Tuesday look like?
If you live in Westlake, your daily life may involve:
A shorter drive to downtown.
School in Eanes.
Dinner in central Austin.
A quick meeting in West Lake Hills or Rollingwood.
An evening in your neighborhood.
If you live in Lakeway, your life may revolve more around:
Lake Travis.
Golf.
Community amenities.
Local restaurants.
Larger planned neighborhoods.
And a more self-contained suburban lifestyle.
Both can be wonderful.
But they don’t feel the same.
How Far Is Westlake From Downtown Austin?
Depending on the specific neighborhood, Westlake can be remarkably close to central Austin.
Rollingwood, West Lake Hills and Woodhaven are particularly convenient for buyers who want a residential environment without feeling far from the city.
This is one of the reasons Westlake can appeal so strongly to buyers relocating from Los Angeles, New York or San Francisco.
They want more space.
But they don’t necessarily want to feel disconnected from the city.
How Far Is Lakeway From Downtown Austin?
Lakeway sits farther west, near Lake Travis.
For someone who works remotely or doesn’t need to be downtown often, that may not matter.
For someone commuting into central Austin several days a week, it matters much more.
This is why I always tell relocation buyers:
Don’t choose based on a map. Drive the route.
Traffic patterns can significantly affect the experience of a neighborhood.
Drive from the property to:
Your office.
Your children’s school.
The airport.
Downtown.
Your gym.
The places you expect to spend your time.
The house is only part of the purchase.
Eanes ISD vs. Lake Travis ISD
Schools are often the biggest reason buyers compare Westlake and Lakeway.
Westlake is closely associated with Eanes Independent School District.
Lakeway is generally associated with Lake Travis Independent School District.
Both districts are major considerations for families relocating to the Austin area.
But buyers should be careful with broad school comparisons.
School assignments are address-specific.
Programs change.
Enrollment changes.
Boundaries can change.
And the school experience can vary from campus to campus.
If a particular school or district matters to your decision, verify the exact property directly with the district before purchasing.
Is Eanes ISD Better Than Lake Travis ISD?
I would not reduce this decision to an online ranking.
Families choose schools based on many factors:
Academic programs.
Student experience.
Athletics.
Arts.
Special programs.
Class size.
Location.
Community.
And what fits their particular child.
Eanes is one of the strongest drivers of demand in Westlake.
Lake Travis ISD is also an important reason families choose the Lakeway area.
The better question is:
Which district, campus and community are the right fit for your family?
Which Area Has More Expensive Homes?
Both Westlake and Lakeway have significant luxury markets.
But Westlake generally commands a premium for a combination of:
Location.
Eanes ISD.
Limited land.
Proximity to central Austin.
And established luxury demand.
Lakeway can often provide more square footage, newer construction or more community amenities at a comparable budget.
But that is a broad generalization.
Lakefront homes, large estates and exceptional properties in Lakeway can also reach very high price points.
The useful comparison is not:
Which area is cheaper?
It’s:
What does my budget buy in each?
What Does $2 Million Buy in Westlake vs. Lakeway?
Inventory changes constantly, but this is where relocation buyers usually start to see the distinction.
In Westlake, a $2 million budget may involve tradeoffs between:
Location.
Condition.
Lot size.
Architecture.
Square footage.
And proximity to central Austin.
In Lakeway, that same budget may provide:
A newer home.
More square footage.
A larger lot.
Community amenities.
Golf access.
Or proximity to Lake Travis.
But again, the individual property matters.
A smaller Westlake home on an extraordinary lot may hold more appeal than a much larger Lakeway home for the right buyer.

At this level, both markets become much more interesting.
In Westlake, you may see:

Which Area Has Better Lake Access?
Lakeway has the stronger Lake Travis identity.
For buyers who want boating, marinas, Lake Travis views and a lifestyle centered around the lake, Lakeway can be extremely compelling.
Westlake offers a different relationship with water.
Parts of the Eanes area are near or along Lake Austin.
Neighborhoods such as Cuernavaca/Austin Lake Estates can have community lake access for eligible residents or members, depending on the property and association requirements.
There are also waterfront and water-adjacent properties throughout the broader Westlake area.
But if your primary goal is:
“I want my life centered around Lake Travis,”
Lakeway deserves serious consideration.
Which Is Better for Boaters?
Generally, Lakeway.
Lake Travis supports a large boating community and has multiple marinas and lake-oriented neighborhoods.
That said, buyers should understand that Lake Travis water levels can fluctuate.
Lake Austin is a very different body of water and offers a different boating experience.
If boating is central to your lifestyle, don’t treat “near the lake” as enough information.
Ask:
Which lake?
What kind of access?
Private dock?
Marina?
Neighborhood park?
Membership?
Boat storage?
Water depth?
And what rights transfer with the property?
Those details matter enormously.
Which Area Has More New Construction?
Lakeway generally offers more large-scale newer communities and newer housing inventory.
Westlake has significant new construction too, but it is often:
Custom.
Infill.
Redevelopment of an older property.
Or built on unique individual lots.
This creates a very different feel.
If you want a newer house in a master-planned neighborhood with predictable amenities, Lakeway may offer more choices.
If you want architecture, individuality and an established close-in location, Westlake may appeal more.

This is one of the distinctions I notice immediately as a designer.
Westlake has an enormous range of housing.
You can find:
Mid-century homes.
1970s ranches.
Hill Country architecture.
Contemporary estates.
Mediterranean homes.
Major renovations.
Brand-new custom construction.
And highly individual properties.
Lakeway also offers a broad range, but newer planned communities can have a more cohesive aesthetic.
Neither is better.
Some buyers love architectural variety.
Others like visual consistency.
Know which one you are.
Which Is Better for a Buyer Who Wants to Renovate?
I love Westlake for renovation opportunities.
Some of the area’s older homes sit on exceptional land in locations that are difficult to recreate.
As a Realtor and interior designer, I’m often looking at the property and asking:
What can we change?
And:
What can we never replace?
You can change:
Paint.
Flooring.
Kitchen cabinetry.
Lighting.
Bathrooms.
Furniture.
Layout, sometimes.
But you cannot easily recreate:
An extraordinary lot.
Mature trees.
A great street.
A view.
Proximity to downtown.
Lake access.
Or a location within a highly desired neighborhood.
Lakeway also has renovation opportunities, but many buyers are drawn there specifically because they want newer construction or a more turnkey experience.
Which Area Is More Walkable?
Neither is truly a walkable urban environment.
Both are primarily car-oriented.
But parts of Westlake, especially closer-in areas, may feel more connected to central Austin activity.
Lakeway’s lifestyle is typically more suburban and spread out.
If walkability is one of your highest priorities, I would also show you more central Austin neighborhoods before assuming either Westlake or Lakeway is the right fit.
Which Is Better for Restaurants?
Westlake generally has easier access to central Austin dining.
Depending on where you live, you can reach downtown, South Lamar, Clarksville and other central areas relatively easily.
Lakeway has developed a strong local restaurant and retail ecosystem of its own.
The real question is:
Do you want Austin to remain part of your daily routine?
Or do you prefer your immediate area to provide most of what you need?
Which Is Better for Golf?
Lakeway has the stronger golf and resort-lifestyle identity.
The Lakeway area includes golf communities and private-club options that can be major lifestyle drivers for buyers.
Westlake certainly has access to golf and country-club communities, but golf isn’t the defining identity of the overall market.
If golf is central to your decision, tell your Realtor early.
It can completely change where we should focus.
Which Is Better for Families?
Both can work beautifully for families.
Westlake often attracts families who prioritize:
Eanes ISD.
Central Austin access.
Neighborhood community.
Outdoor living.
And luxury housing.
Lakeway often attracts families who prioritize:

Lakeway often offers more visible master-planned amenities.

In Cuernavaca, for example, community life revolves around traditions, Lake Hills Park, local events and the people who live there.
Other Westlake neighborhoods have completely different personalities.

This is an interesting comparison.

What About Woodhaven vs. Lakeway?

Woodhaven feels established and residential while staying close to central Austin.
Lakeway offers more of a destination lifestyle.

Others realize they still want Austin to feel immediately accessible.

Do not compare these areas using a generic tax assumption.
