Westlake vs. Lakeway: Which Austin Area Fits Your Lifestyle?

If you’re moving to Austin and looking for great schools, beautiful homes, hills, water and a strong community, there’s a good chance you’ll eventually find yourself comparing:

Westlake vs. Lakeway.

I see this all the time with relocation buyers.

On paper, they can sound surprisingly similar.

Both are west of Austin.

Both have highly regarded public-school districts.

Both offer Hill Country scenery.

Both have luxury homes.

Both have strong outdoor lifestyles.

Both can put water into your everyday life.

But actually living in Westlake and Lakeway feels very different.

And that’s why I wouldn’t start the conversation by asking:

“Which one is better?”

I’d ask:

“How do you want to live?”

Because once you answer that, the differences between Westlake and Lakeway become much clearer.

Quick Answer: What’s the Difference Between Westlake and Lakeway?

Westlake generally offers greater proximity to central Austin, established neighborhoods, Eanes ISD, Lake Austin access and a more integrated relationship with the city.

Lakeway sits farther west near Lake Travis and generally offers more of a suburban/resort-style Hill Country lifestyle, with Lake Travis ISD, golf, marinas, newer communities and potentially more house or newer construction for the money depending on the property.

Very broadly:

Choose where to look based on your daily life—not the reputation of the ZIP code.

If downtown Austin is part of your life four days a week, location may weigh heavily.

If your dream Saturday involves Lake Travis, golf and a larger newer home, your priorities may point somewhere else.

Let’s break it down.

1. Where Are Westlake and Lakeway?

This is the first major difference.

Westlake sits immediately west of central Austin.

The term includes areas around West Lake Hills, Rollingwood and surrounding Eanes ISD neighborhoods in 78746 and 78733.

Some parts of Westlake feel remarkably secluded considering how close they are to downtown Austin.

Lakeway is farther west, along the Lake Travis corridor.

The City of Lakeway is an incorporated city approximately 25 miles west of downtown Austin and is closely associated with Lake Travis.

That geographic difference affects almost everything else:

Commute.

Housing.

Land.

Lake access.

Restaurants.

Weekend life.

And how connected you feel to central Austin.

2. Westlake vs. Lakeway Commute: Which Is Closer to Downtown Austin?

For buyers who work downtown, this can be one of the biggest deciding factors.

Westlake is geographically much closer to downtown Austin.

Depending on the specific neighborhood, you may be only several miles from the city center.

Lakeway is considerably farther west.

That doesn’t automatically make Lakeway a difficult choice.

Plenty of people work remotely, have flexible schedules or simply don’t need to be downtown every day.

But if you’re commuting frequently, test the drive before buying.

And don’t test it at 11 AM on a Tuesday.

Drive it when you would actually commute.

Austin traffic can make mileage misleading.

This is one reason I ask relocation clients where they work before I start sending houses.

A gorgeous house isn’t quite as gorgeous if you resent the drive every morning.

3. Eanes ISD vs. Lake Travis ISD

Schools are one of the biggest reasons families compare these two areas.

Many Westlake-area homes are served by Eanes Independent School District.

Lakeway and many surrounding communities are served by Lake Travis Independent School District.

Both districts offer extensive academic, athletic and extracurricular programs, but they’re separate school systems serving different communities.

For Westlake buyers, Eanes ISD currently includes five elementary schools, two middle schools and Westlake High School.

Lake Travis ISD is a larger and geographically broader district serving communities around the Lake Travis area.

If schools are driving your move, don’t simply compare online rankings.

Look at:

And always verify school assignment for the specific property you’re considering.

You can use the official Eanes ISD and Lake Travis ISD websites as starting points.

4. Which Has More Expensive Homes: Westlake or Lakeway?

Generally, Westlake tends to command a significant premium for its combination of central location, Eanes ISD, limited land and established luxury housing.

Lakeway can offer a broader range of newer homes, master-planned communities and larger properties at price points that may look very different from comparable homes closer to central Austin.

But averages can be misleading.

A Lake Travis waterfront estate isn’t comparable to a suburban Lakeway home.

And a Lake Austin estate in Westlake isn’t comparable to an older interior property in Eanes.

This is why I prefer asking:

What does my budget buy in each place?

If you have $2 million to spend, let’s look at $2 million homes in both areas.

Not theoretical averages.

Actual houses.

5. Which Has More New Construction?

This can be a major differentiator.

Westlake is an established area with limited undeveloped land.

There is new construction, but much of it comes from:

Buying an older home.

Tearing it down.

Building new.

Or developing one of the relatively limited remaining lots.

That means Westlake new construction can command a significant premium.

Lakeway and the broader Lake Travis corridor have historically offered more opportunities for newer homes and master-planned development.

If your wish list starts with:

New construction + large kitchen + game room + pool + three-car garage + newer neighborhood

we may look farther west.

If it starts with:

Established neighborhood + mature trees + architectural character + close to downtown

Westlake may deserve more of your attention.

Neither is inherently better.

They’re different products.

6. Lake Austin vs. Lake Travis

This is one of my favorite parts of the comparison.

Because saying:

“I want to live near the lake.”

isn’t specific enough.

Westlake is associated primarily with Lake Austin.

Lakeway is associated with Lake Travis.

And they are very different bodies of water.

Lake Austin is a relatively constant-level reservoir within the Colorado River system and runs through Austin.

Lake Travis is a much larger Highland Lakes reservoir and its water level can fluctuate significantly depending on rainfall and drought conditions.

You can monitor current lake conditions through the Lower Colorado River Authority.

So ask yourself:

Do you want a lake that’s woven into Austin?

Or do you want the scale and boating culture of Lake Travis?

That’s a lifestyle question.

7. What Is the Lake Lifestyle Like in Westlake?

You don’t have to own a waterfront house to enjoy Lake Austin.

In 78733, Commons Ford Ranch Metropolitan Park is one of our favorite community spaces.

People swim.

Paddleboard.

Picnic.

Bring the kids.

Meet friends.

Watch the sunset.

And many neighborhoods have their own relationship with the water.

Holly and I live in Cuernavaca/Austin Lake Estates, which is one reason we’re particularly passionate about living in Cuernavaca and 78733.

The lake isn’t simply something pretty to look at.

It’s part of the community.

8. What Is the Lake Lifestyle Like in Lakeway?

Lake Travis is a much bigger part of Lakeway’s identity.

Boating.

Marinas.

Sailing.

Waterfront restaurants.

Lake houses.

Golf communities.

Resort-style living.

The City of Lakeway also operates an extensive park and trail system, while the surrounding Lake Travis area offers numerous opportunities for boating and outdoor recreation.

If you imagine keeping a boat at a marina and spending large portions of your weekends on Lake Travis, Lakeway may naturally enter the conversation.

Just remember that Lake Travis water levels fluctuate.

That’s something waterfront and boating buyers should understand before purchasing.

9. Which Is Better for Golf?

This is one area where Lakeway has a very distinct identity.

Lakeway and the surrounding Lake Travis corridor have long been associated with golf and country-club living.

The area includes multiple golf-course communities and private-club options.

Westlake certainly has golfers, but golf isn’t as central to the identity of most Westlake neighborhoods.

So if your ideal Saturday starts with:

Tee time at 8.

Lakeway may deserve serious consideration.

If it starts with:

Hill of Life at 9, lunch downtown and Lake Austin in the afternoon…

you may be describing Westlake.

10. Which Feels More Like Austin?

This is subjective, but it’s an important relocation question.

Westlake feels more integrated with central Austin.

You can live among hills and trees and still be close to:

Downtown.

South Congress.

Zilker.

Barton Springs.

Restaurants.

Music.

UT.

Central Austin.

Lakeway feels more like its own destination.

It has restaurants, shopping, schools, recreation and community infrastructure of its own.

You don’t necessarily need to go into central Austin for everyday life.

For some families, that’s exactly what they want.

For others, being close to the energy of Austin is part of why they’re moving here.

Know which one you are.

11. Which Has More Land and Privacy?

It depends enormously on the individual property.

There are spectacular large lots and estates in Westlake.

But because land closer to central Austin is scarce and valuable, buyers often pay a significant premium for acreage.

As you move farther west, including toward Lakeway and surrounding Lake Travis communities, you may find different opportunities for larger properties and newer homes.

But don’t assume farther out automatically means acreage.

Some newer developments have relatively compact lots.

Again:

House by house.

12. What About Property Taxes?

Property taxes should be evaluated by specific property, not by a generic “Austin tax rate.”

Texas doesn’t have a state individual income tax, but property taxes are an important part of homeownership costs.

Your tax bill depends on:

Eanes ISD publishes district financial and tax information, and Lake Travis ISD provides district financial information.

When comparing two homes, ask your Realtor or financial advisor to compare the actual estimated tax burden for those properties rather than applying one percentage to both.

13. What About Restaurants and Shopping?

This is another lifestyle difference.

Westlake’s location means central Austin restaurants and shopping are relatively accessible while the Westlake area itself has plenty of everyday conveniences.

Lakeway has developed its own ecosystem of restaurants, shopping and services.

The nearby Hill Country Galleria in Bee Cave is a major retail and entertainment destination for the Lake Travis corridor.

So the question becomes:

Do you want to be closer to central Austin’s restaurant and cultural scene?

Or do you want most of your daily life contained farther west?

14. Which Is Better for Someone Moving From California?

I get this question constantly because I spent 13 years in Los Angeles.

And my answer is:

It depends on what you’re trying to replace—and what you’re ready to change.

If you’re coming from LA and you’re nervous about leaving the energy, restaurants and culture of a major city, Westlake’s proximity to central Austin may feel reassuring.

If you’re leaving California specifically because you want:

More space.

A newer house.

Lake life.

Golf.

A quieter pace.

A more self-contained suburban environment.

Then Lakeway may feel like exactly the change you’re looking for.

Don’t try to recreate California in Texas.

Figure out what parts of your old life you actually want to keep.

15. Westlake vs. Lakeway: What Does an Ordinary Tuesday Look Like?

This is ultimately how I’d decide.

Forget Saturday.

Everyone’s Saturday looks great in a real-estate brochure.

Think about:

Tuesday.

Tuesday in Westlake might look like:

School drop-off.

A hike.

Downtown meeting.

Home for work.

Kids’ sports.

Dinner in Westlake or central Austin.

Friends stopping by.

Tuesday in Lakeway might look like:

School drop-off.

Working from home.

Lunch locally.

Golf or lake.

Kids’ activities.

Dinner in Lakeway or Bee Cave.

Sunset over the Hill Country.

Neither Tuesday is better.

Which one sounds more like you?

That’s the question.

Westlake vs. Lakeway FAQs

Is Westlake closer to downtown Austin than Lakeway?

Yes. Westlake is geographically closer to central Austin, while Lakeway is farther west along the Lake Travis corridor. Actual commute times vary significantly with traffic, route and specific neighborhood.

Is Eanes ISD or Lake Travis ISD better?

Both districts serve different communities and offer a variety of academic, athletic and extracurricular programs. Rather than choosing solely from rankings, compare the individual schools, programs, campus environment and fit for your child through Eanes ISD and Lake Travis ISD.

Is Westlake more expensive than Lakeway?

Westlake generally occupies a higher-priced segment of the Austin housing market, but property values vary dramatically in both areas. Lake Travis waterfront, luxury estates and new construction can also command substantial prices.

Does Westlake have lake access?

Yes. Westlake-area residents can access Lake Austin through public spaces including Commons Ford Ranch Metropolitan Park, while some properties and neighborhoods have private or direct water access.

Is Lakeway on Lake Austin or Lake Travis?

Lakeway is associated with Lake Travis. Westlake is more closely associated with Lake Austin.

Does Lake Travis stay at the same water level?

No. Lake Travis is a water-supply reservoir whose elevation changes with inflows, drought and water management. Current levels can be checked through the Lower Colorado River Authority.

Is Westlake or Lakeway better for new construction?

The Lakeway/Lake Travis corridor generally provides more opportunities for newer development, while Westlake is more established and new construction frequently involves redevelopment of existing properties or limited infill opportunities.

Should I look at both Westlake and Lakeway when moving to Austin?

Absolutely—if both fit your budget, commute and school needs.

Sometimes seeing three houses in each area tells you more than reading 30 articles.
