How Much House Can You Get for $1.5M, $2M, $3M or $5M in Westlake Austin?

If you’re moving to Austin and considering Westlake or Eanes ISD, one of the most useful questions you can ask isn’t:

“What is the average home price in Westlake?”

It’s:

“What can my actual budget buy?”

Because the Westlake market is unusually difficult to understand through averages.

A $2 million home might be:

A beautifully renovated smaller house in a prime location.

A larger but dated property.

A home with a fantastic lot but significant renovation needs.

Or something completely different in 78733.

At $3 million, you’re not automatically buying new construction.

And even at $5 million, buyers still make trade-offs.

So let’s look at what different budgets can realistically mean when you’re searching for a home in Westlake Austin and Eanes ISD in 2026.

Quick Answer: How Much Does a Home in Westlake Austin Cost?

Westlake contains an enormous range of real estate.

Entry points vary depending on:

Location.

Condition.

Square footage.

Lot.

Architecture.

Views.

Renovation.

Water access.

And whether you’re looking in 78746 or 78733.

Rather than asking what Westlake costs, start with:

What am I willing to spend, and which Westlake trade-offs am I willing to make?

That’s a much more useful conversation.

What Does $1.5 Million Buy in Westlake Austin?

At approximately $1.5 million, buyers generally need to be flexible.

You may be considering:

A smaller home.

An older home.

A dated property.

A less central location.

A challenging lot.

Or a property with renovation potential.

This doesn’t mean you can’t find something wonderful.

It means you probably won’t get every item on the wish list.

Can You Buy in Eanes ISD for $1.5 Million?

Potentially, yes.

Inventory changes constantly, so no price point guarantees a home in Eanes ISD.

But buyers around this range should understand that condition and location may vary significantly.

This is where knowing the entire Eanes market becomes valuable.

Don’t limit your search to one neighborhood because someone told you:

“That’s where everyone lives.”

Explore the district.

Our Eanes ISD neighborhood guide is a good place to start.

What Should a $1.5M Buyer Prioritize?

I would focus heavily on the things that are difficult or impossible to change:

Location.

Lot.

Street.

Natural light.

Privacy.

Architecture.

And floor plan.

Paint is easy.

Lighting is easy.

Countertops are relatively easy.

A bad lot isn’t.

As an interior designer, I’d rather help a buyer transform an ugly kitchen in the right house than talk them into a beautifully renovated house on a property they don’t love.

Could a Dated Home Be the Better Buy?

Absolutely.

This is one of my favorite buyer strategies in Westlake.

A dated property can scare away buyers who want turnkey.

But if the fundamentals are right, cosmetic problems can create opportunity.

The important distinction is:

Dated versus fundamentally wrong.

Our guide to buying a dated home in Westlake Austin explains how we separate the two.

What Does $2 Million Buy in Westlake Austin?

At around $2 million, the search expands.

Depending on current inventory, buyers may find:

More square footage.

Better condition.

More desirable lots.

Renovated properties.

Pools.

Or stronger locations.

But $2 million does not automatically mean:

New construction.

Large acreage.

Perfectly renovated.

Pool.

View.

And prime location.

Westlake buyers still make choices.

The $2M Westlake Question: House or Lot?

This is where buyers can become distracted by finishes.

They walk into one house and see:

New kitchen.

New floors.

Pretty bathrooms.

Beautiful furniture.

Then they walk into another house that’s dated but sits on an extraordinary property.

The first one photographs better.

The second one may be the better real estate.

That’s where we slow down.

You can renovate a house.

You can’t renovate its location.

What Does $2 Million Buy in 78733?

This is where the conversation can change considerably.

Westlake buyers sometimes begin their search focused exclusively on 78746.

Then they discover 78733.

Cuernavaca and Austin Lake Estates can offer:

Eclectic architecture.

Trees.

Lake Austin culture.

Unusual lots.

Larger properties.

Renovation opportunities.

And a completely different neighborhood personality.

Our 78733 vs. 78746 guide explains why buyers shouldn’t treat the two ZIP codes as interchangeable.

What Does $2 Million Buy in Cuernavaca?

Cuernavaca is difficult to summarize by budget because the housing stock varies so dramatically.

Around the same price, you might encounter:

A remodeled home.

A larger dated home.

A property with a beautiful lot.

A home with significant outdoor living.

Or something architecturally unusual.

This is one of the reasons online price-per-square-foot comparisons can be especially misleading here.

Read our guide to Cuernavaca, Austin Lake Estates and Austin Lake Hills before comparing homes solely by size.

What Does $3 Million Buy in Westlake Austin?

At approximately $3 million, buyers generally have considerably more options.

Depending on the market and exact neighborhood, that may include:

Larger homes.

Updated or renovated interiors.

Pools.

Better lots.

Privacy.

Views.

Stronger architecture.

And more desirable locations.

But this is also where buyer expectations can get unrealistic.

Does $3 Million Buy a New Luxury Home in Westlake?

Not necessarily.

This surprises relocation buyers.

Especially those moving from markets where $3 million clearly places them in a specific housing category.

Westlake has:

Limited land.

High land values.

Expensive construction.

Established neighborhoods.

And strong demand for exceptional properties.

A beautifully built new home can command a substantial premium.

What Should You Expect at $3 Million?

Instead of asking:

“Why doesn’t $3 million buy everything?”

Ask:

“Which premium features matter most to me?”

Maybe it’s:

Architecture.

Maybe acreage.

Maybe a pool.

Maybe walkability to school.

Maybe privacy.

Maybe proximity to downtown.

Maybe a spectacular kitchen.

Maybe a view.

Maybe Lake Austin.

At this price point, buyers often have choices.

But they still need priorities.

What Does $5 Million Buy in Westlake Austin?

At $5 million, you’re firmly in the luxury conversation.

Potential features may include:

Significant square footage.

High-end construction.

Custom architecture.

Large lots.

Pools.

Views.

Privacy.

Extensive outdoor living.

Guest spaces.

And sophisticated interiors.

But again:

Not every $5 million home has all of these things.

What Makes One $5M Home Better Than Another?

This is where luxury real estate becomes incredibly property-specific.

At higher price points, buyers aren’t simply paying for more bedrooms.

They’re paying for scarcity.

That may mean:

An irreplaceable lot.

A view.

Lake Austin frontage.

Exceptional architecture.

Privacy.

A prime street.

A meaningful renovation.

Or a combination of those things.

Our guide to what makes a Westlake Austin home worth more explains why certain features create outsized value.

Does $5 Million Get You Lake Austin Waterfront?

Do not assume it does.

Lake Austin waterfront is its own category of real estate.

Value depends on:

Location.

Water frontage.

Dock.

Lot.

Topography.

House.

Views.

Access.

And many other property-specific characteristics.

If waterfront is your priority, build your search around waterfront rather than around a generic Westlake budget.

What About Homes Over $5 Million?

This is where the Westlake market becomes even more specialized.

Properties may include:

Major estates.

Lake Austin homes.

Architectural properties.

Large acreage.

New custom construction.

Exceptional views.

And homes where comparable sales become increasingly difficult.

At this level, automated valuations become less useful because there may be very few truly comparable properties.

Why Price Per Square Foot Can Mislead Westlake Buyers

Imagine two homes.

Both are:

4,000 square feet.

Both are:

Four bedrooms.

Both are in Eanes ISD.

One sits on a spectacular private lot with mature trees and views.

The other has limited outdoor space and less privacy.

Should they sell for the same price per square foot?

Of course not.

Now add:

Renovation.

Architecture.

Pool.

Street.

Views.

Water.

And location.

This is why Westlake cannot be understood through one metric.

78746 vs. 78733: Where Does Your Money Go Further?

This is one of the most important budget conversations we have with buyers.

Broadly speaking, 78746 is the more recognized traditional Westlake ZIP code.

78733 can provide a different set of opportunities.

But don’t reduce that to:

“78733 is cheaper.”

That’s not always true, and it misses the point.

They’re different markets.

A buyer who wants:

Lake culture.

Trees.

Eclectic architecture.

And a less formal neighborhood environment

may actually prefer 78733 regardless of budget.

What About West Lake Hills?

West Lake Hills is an incorporated city within the broader area people often call Westlake.

It contains some of the area’s most desirable residential properties.

But not every home marketed as “Westlake” is inside West Lake Hills.

That distinction can affect:

Taxes.

Permitting.

Jurisdiction.

And property characteristics.

This is another reason we tell relocation buyers:

Don’t buy a neighborhood name. Buy an address you understand.

What About Rollingwood?

Rollingwood is another small incorporated city within the broader Westlake/Eanes conversation.

Its proximity to central Austin makes it particularly attractive to some buyers.

Inventory can be limited.

Again, the Westlake market isn’t one neighborhood.

It’s a collection of very different micro-markets.

Can You Buy a Fixer and Create More Value?

Sometimes.

This is where my design background becomes especially useful.

I look for:

Good bones.

Good light.

Good proportions.

Usable land.

Strong architecture.

And opportunities that other buyers may overlook.

But renovation only makes sense when the numbers work.

That’s where Albina comes in.

How Much Should You Budget for Renovation?

There is no useful one-size-fits-all answer.

A cosmetic refresh is different from:

Moving walls.

Replacing windows.

Adding square footage.

Reworking mechanical systems.

Building a pool.

Or doing a full luxury renovation.

Before buying a fixer, get realistic about:

Scope.

Cost.

Timeline.

Contingency.

And how much the finished property will actually be worth.

Don’t Spend Your Entire Budget on the Purchase Price

This is especially important for relocation buyers.

Your purchase price isn’t your only expense.

Consider:

Property taxes.

Insurance.

Maintenance.

Pool.

Landscaping.

Utilities.

Renovation.

Furniture.

And future capital improvements.

Our Westlake Austin property-tax guide explains one of the largest ownership costs buyers should understand.

What If You Have $2M but Qualify for $3M?

Don’t let the lender decide your lifestyle.

Ask yourself:

How much do we want to spend every month?

Do we travel?

Do we have private school expenses?

Do we want to renovate?

Do we want financial flexibility?

Would we rather have a smaller mortgage and a bigger life?

Your maximum approval and your comfortable budget may be very different numbers.

Should You Stretch to Get Into Eanes ISD?

Sometimes buyers decide the trade-off is worthwhile.

Others don’t.

If stretching your budget means:

Buying a smaller house.

Accepting an older house.

Renovating gradually.

Or giving up a pool,

you may be completely comfortable with that.

If it means being financially stressed every month, that’s a different conversation.

Our guide to whether Eanes ISD is worth the premium can help frame that decision.

What If You Could Get a Bigger House in Bee Cave?

You probably should look.

Seriously.

We don’t want buyers choosing Westlake because they’re afraid to consider alternatives.

Go see:

Bee Cave.

Lakeway.

Tarrytown.

Dripping Springs.

And other neighborhoods that fit your life.

Then compare.

Our Westlake Austin vs. Bee Cave guide explains the trade-offs between staying closer to central Austin and moving farther west.

Why We Don’t Start With Houses

When we work with relocation buyers, I don’t want the first question to be:

“How many bedrooms?”

I want to know:

Where do you work?

Where do your children go to school?

How do you spend weekends?

Do you entertain?

Do you want neighbors?

Do you want privacy?

Do you want water?

Do you want land?

Do you want new?

Do you love architecture?

Are you willing to renovate?

Where do you go to dinner?

What does an ordinary Tuesday look like?

Then we find the house.

A $2M Buyer and a $5M Buyer Can Want the Same Thing

This is something people misunderstand about luxury real estate.

The budget changes.

The fundamental questions don’t.

Both buyers want:

Value.

The right location.

A house that works.

A smart purchase.

And a life they actually want to live.

The job isn’t to convince someone to spend more.

It’s to help them understand what each additional dollar is actually buying.

Purchase price.

Taxes.

Renovation.

Carrying costs.

With more than 20 years of real estate experience, Holly looks at:

Competition.

Seller motivation.

Market conditions.

Terms.

And negotiation.

That’s the philosophy behind The Council’s three-specialist approach to Westlake real estate.

Frequently Asked Questions About Westlake Austin Home Prices

Can you buy a house in Westlake Austin for $1.5 million?

Potentially. Inventory changes constantly, and buyers at this price point may need flexibility around size, condition, lot or exact location.

What does $2 million buy in Westlake Austin?

Depending on current inventory, $2 million may provide access to renovated homes, larger dated properties, pools, desirable lots or opportunities in both 78746 and 78733.

Is $3 million enough for a luxury home in Westlake?

$3 million is a substantial Westlake budget, but it does not guarantee new construction or every luxury feature. Location, lot and condition remain major variables.

What can $5 million buy in Westlake Austin?

At this level, buyers may find custom architecture, larger homes, significant lots, pools, views, privacy and high-end finishes, depending on inventory and location.

It can offer different price opportunities, but the markets are not directly interchangeable. Property values vary substantially within both ZIP codes.

Is Cuernavaca less expensive than Westlake?

Eanes ISD is one factor associated with demand, but buyers also value proximity to central Austin, land, mature neighborhoods, privacy, architecture, Lake Austin and limited housing supply.

Should I buy a fixer-upper in Westlake?

A dated home can be an opportunity when the location, lot and fundamentals are strong and renovation costs make sense.

Should I spend my full mortgage approval?

Not necessarily. Buyers should consider total monthly ownership costs, lifestyle, savings, renovation plans and financial comfort.

Are online home estimates accurate in Westlake?

They can provide a reference point, but unique lots, architecture, renovations, views and limited comparable sales can make automated estimates less reliable for unusual properties.

What Can Your Budget Buy in Westlake?

Here’s the answer buyers don’t always want:

It depends.

But that’s also where the opportunity is.

Westlake isn’t a subdivision where another nearly identical house sold two streets over.

The differences matter.

At $1.5 million, the right dated home might be more interesting than the prettier one.

At $2 million, 78733 might completely change your search.

At $3 million, you may need to decide which luxury features actually matter.

At $5 million, scarcity and property quality become increasingly important.

Don’t start by asking:

“How much house can I get?”

Start by asking:

“What do I want my money to buy?”

More square footage?

Better land?

Better location?

Architecture?

A pool?

Lake Austin?

A shorter commute?

Eanes ISD?

Privacy?

A home that’s already finished?

Or a property you can make your own?

Once we know that, the budget becomes much easier to understand.

And the search becomes a lot more interesting.
