Eanes ISD itself reports an average market value of residential property above $2 million, another indication of the district’s unusually high-value housing base.
But those numbers hide enormous variation.

Can you buy in Eanes ISD for around $1 million?
Potentially.
But you’re going to make compromises.
And we’d much rather tell you that upfront than convince you that $1 million gives you unlimited options simply because a search portal returned a few results.
At this price point, we may be looking for:
Smaller homes.
Older homes.
Condos or attached properties.
Homes needing significant renovation.
Less conventional properties.
Smaller or challenging lots.
Opportunities farther west.
Or the occasional property that doesn’t photograph particularly well and gets overlooked.
This is a search where patience matters.
Where Would We Look With a $1M Budget?
Cuernavaca/Austin Lake Estates would absolutely be on Natasha and Holly’s radar.
Why?
Because the neighborhood has an unusually wide range of housing.

That doesn’t mean there will always be a good sub-$1M Cuernavaca house available.
It means the neighborhood’s varied housing stock can create opportunities that don’t necessarily exist in more uniformly expensive luxury enclaves.
We might also explore older or smaller properties elsewhere in Eanes depending on current inventory.
What Natasha looks for around $1M
At this level, Natasha doesn’t expect perfection.
She looks for potential.
Is the ugly kitchen actually easy to fix?
Could removing one wall completely change the house?
Are the floors terrible but the architecture great?
Is everyone ignoring the house because the furniture makes it look twenty years older?
Or are we dealing with genuine structural and site problems?

$2M in Woodhaven
This is Albina territory.
Woodhaven is in 78746, convenient to the Eanes school campuses and significantly closer to central Austin than Cuernavaca.
The housing stock is established, which can create both renovated homes and opportunities to improve older properties.
Albina chose Woodhaven for her own family after moving from Houston.
She wanted Eanes ISD.
But she also wanted Austin.
She and her husband still regularly hop on their matching Vespas and head downtown for date night.
That’s the Woodhaven value proposition.
Close-in convenience + Eanes + established neighborhood.

$2M in Cuernavaca
Now Natasha and Holly will try to pull you west.
At roughly the same budget, your priorities change.
You may care less about getting downtown as quickly as possible and more about:
Trees.
Lot.
Lake Austin.
Character.
Privacy.
Community.
Architectural potential.
Cuernavaca’s housing is far less uniform, so two $2 million houses can offer radically different propositions.
One might be beautifully renovated.
Another may offer a much more interesting lot but need work.
Another could have views.
Another could have a pool.
Another might make absolutely no sense at $2 million once Natasha starts calculating what it needs.
That’s why price per square foot alone is particularly dangerous here.

At $3 million, you are firmly in the Eanes luxury market.
And this is where the search becomes fun.
Your options can potentially expand into more of:
West Lake Hills.
Woodhaven.
Lost Creek.
Davenport Ranch.
Cuernavaca.
Rob Roy.
Barton Creek West.
Other 78746 and 78733 enclaves.
But $3 million still doesn’t buy the same thing everywhere.
That’s critical.
Would We Spend $3M in 78733 or 78746?
It depends entirely on what you’re trying to maximize.

At $5M, Lot Matters More Than Another Fancy Bathroom
This is one of Natasha’s strongest opinions about buying luxury real estate.
At some point, buyers need to stop being hypnotized by finishes.
A beautiful kitchen is wonderful.
So is a dramatic primary bathroom.
But marble can be purchased.
Land can’t.
At $5 million, Natasha wants to understand:
What’s the orientation?
Where does the sun set?
What do you see from the house?
How private is it?
What’s next door?
Can someone build above you?
What are the trees like?
Is the outdoor space usable?
What’s the relationship between the architecture and the land?
Could the house be improved?
Because sometimes we’d rather buy the great lot with the imperfect house than the perfect house sitting on a mediocre piece of land.
What About $10 Million+?
Eanes absolutely has another market above $5 million.
This is where conversations increasingly involve:
Lake Austin.
Exceptional acreage.
Major architecture.
New custom construction.
Private docks where applicable.
Guest accommodations.
Wellness amenities.
Exceptional views.
Privacy.
Security.
And trophy properties.
At these levels, traditional neighborhood averages become increasingly meaningless.
The property becomes its own market.
How Much Should You Spend Just to Get Into Eanes ISD?
This is where Albina gets involved.
And she may be the person on The Council most likely to say:
Don’t.
Albina is a former CPA.
She isn’t interested in getting someone into Eanes at any cost.
If purchasing a particular house means:
Draining too much liquidity.
Underestimating renovations.

Don’t Forget Property Taxes
This is especially important for buyers moving from other states.
Eanes ISD’s June 2026 taxpayer-impact statement used a median-valued homestead of approximately $1.293 million and an Eanes ISD tax rate of $0.8322 per $100 of value for its estimate. That’s the school-district portion—not your entire property-tax bill.
Your actual property-tax obligation depends on the property’s taxable value, exemptions and all applicable taxing jurisdictions.
So when Albina evaluates affordability, she isn’t only looking at purchase price.
She’s looking at:
Mortgage.
Taxes.
Insurance.
Renovation.
Maintenance.
Liquidity.
And opportunity cost.
Purchase price isn’t ownership cost.
Cash Buyer vs. Financed Buyer in Westlake
This can also change strategy significantly.
A buyer with $3 million in cash may make very different decisions from someone purchasing a $3 million property with substantial financing.
Cash can sometimes create negotiating leverage.
But we’d never recommend using cash simply because you have it.

Take a harder look at Woodhaven.
Lake Austin and community?

More traditional neighborhood feel?
Explore Lost Creek and other established communities.

At $3 million, we’d widen the map considerably.
Now we’re comparing portions of 78746 and 78733 more seriously.

That’s a much better search.
Where Should a $5M Buyer Start?
At $5 million, we’d start with your priorities rather than a neighborhood.
Do you want:
Lake Austin?
Downtown proximity?
Architecture?
Land?
Privacy?
Turnkey construction?
A project?
Views?
Then we’ll determine where that combination exists.
A $5 million buyer who wants an extraordinary contemporary home close to downtown should not necessarily be looking in the same places as a $5 million buyer who wants acreage and privacy.
Why Two Homes at the Same Price Can Be Completely Different Values
This is one of the most important lessons in Eanes real estate.
Imagine two homes listed at $2.5 million.
Same square footage.
Same number of bedrooms.
Same school district.
They are not necessarily comparable.
One might have:
