Living in Woodhaven Austin: A Local’s Guide to Eanes ISD, 78746 & Westlake Life

There are certain Westlake neighborhoods everyone moving to Austin seems to know.

West Lake Hills.

Rollingwood.

Seven Oaks.

Then there are neighborhoods you often discover once you actually start spending time here.

Woodhaven is one of them.

Woodhaven is a small, established neighborhood in Austin’s 78746 ZIP code, within Eanes ISD, tucked into one of the most convenient pockets of the greater Westlake area.

And we have a particular soft spot for it.

One of The Council’s partners, Albina Rippy, lives here.

Natasha Antonioni and Holly McCormick live farther west in Cuernavaca/Austin Lake Estates.

So between the three of us, we don’t simply sell Westlake and Eanes ISD.

We live on both sides of it.

That gives us a perspective we think is especially useful to buyers trying to decide between neighborhoods like Woodhaven, West Lake Hills, Rollingwood, Cuernavaca and the other communities feeding into Eanes ISD.

Because those neighborhoods may share schools.

They do not necessarily share a lifestyle.

And Woodhaven’s lifestyle is pretty compelling.

Quick Answer: What Is Woodhaven Austin?

Woodhaven is an established residential neighborhood in Austin, Texas 78746, within Eanes Independent School District.

It is located off the Pinnacle Road area near Cedar Creek Elementary, Hill Country Middle School and Westlake High School. Much of Woodhaven’s housing stock dates to around the late 1970s and early 1980s, which means buyers can find both updated homes and properties with significant renovation potential.

What makes Woodhaven particularly attractive is its combination of:

For some buyers, Woodhaven represents a very interesting alternative to paying for one of the better-known Westlake neighborhood names.

Is Woodhaven in Eanes ISD?

Yes.

Woodhaven is within Eanes Independent School District, and homes in the neighborhood are generally associated with the Cedar Creek Elementary → Hill Country Middle School → Westlake High School feeder pattern.

Cedar Creek Elementary’s official Eanes ISD page confirms that it feeds to Hill Country Middle School and Westlake High School.

Eanes ISD currently serves approximately 7,700 students across its campuses, including Cedar Creek Elementary, Hill Country Middle and Westlake High.

As Realtors, though, we always tell buyers the same thing:

Never buy a house based solely on a listing’s school information.

Attendance boundaries can change. Verify the exact property address directly with Eanes ISD before purchasing.

One of Woodhaven’s Biggest Advantages: The Schools Are Right There

This is something a map doesn’t fully communicate.

Woodhaven sits very close to the physical heart of this side of Eanes ISD.

Cedar Creek Elementary is at 3301 Pinnacle Road.

Hill Country Middle is at 1300 Walsh Tarlton.

And Westlake High is at 4100 Westbank Drive.

For families with children moving through different stages of school, that concentration can make daily life considerably easier.

Albina knows this firsthand.

She and her husband have raised their children here. One has just graduated from Westlake High School, and their younger child is now an 11th grader there.

So when Albina talks to a relocating family about what it’s actually like to have teenagers in Eanes ISD, she’s not reciting school rankings.

She’s living it.

Meet Albina: How a Houston Entrepreneur Ended Up in Woodhaven

Albina’s route to Woodhaven wasn’t exactly conventional.

Before becoming a Realtor, Albina was an entrepreneur in Houston, where she owned and operated seven yoga studios over the course of a decade.

She eventually sold the business just before COVID.

And then she and her husband did something most families only talk about doing.

They took their two young children and traveled the world for a year.

Eventually they had to answer a much bigger question:

Where do we actually want to build our next life?

They chose Austin.

And ultimately, they chose Woodhaven.

Today Albina is a Realtor, entrepreneur and former CPA and a co-founder of The Council Real Estate Group. Her accounting and entrepreneurial background means she tends to look at real estate differently: not just Do you love the house?, but Does this purchase actually make sense?

And Woodhaven made sense for her family for many of the same reasons it makes sense to buyers today.

Why Albina Chose Woodhaven

The answer wasn’t simply Eanes ISD.

It was convenience.

That’s one of the most compelling things about Woodhaven.

You can live in an established, tree-filled Eanes neighborhood and still feel closely connected to central Austin.

For Albina, being able to get downtown easily matters.

She didn’t move to Austin because she wanted to retreat completely into suburbia.

She wanted the schools and community of Westlake without feeling disconnected from the city she chose to live in.

That’s an important distinction.

And it’s one of the first questions we ask relocating buyers:

Do you want Austin nearby?

Or do you mostly want your neighborhood?

There’s no right answer.

But if downtown dinners, work, events and central Austin remain a significant part of your life, Woodhaven deserves a serious look.

For a broader comparison, read our 78733 vs. 78746 guide.

Albina’s Very Austin Commute to Date Night

There’s also a much less serious way Albina takes advantage of the location.

She and her husband have matching Vespas.

And their weekly date-night ritual is hopping on them and heading downtown to Perry’s Steakhouse & Grille – Downtown Austin.

That’s a pretty good illustration of what we mean when we say Woodhaven is close-in.

Living in Eanes ISD doesn’t have to mean that Austin becomes somewhere you visit occasionally.

For Albina, it’s still part of weekly life.

The Other Side of Westlake Life: Wine With the Moms

Our lives also overlap throughout Westlake.

Natasha and Holly may live in Cuernavaca and Albina in Woodhaven, but we’re all part of the broader Eanes community.

One of our favorite examples is getting together with Westlake/Eanes moms at Neighborhood Vintner on Bee Cave Road.

It’s a wine shop and wine bar at 3663 Bee Caves Road, right in the middle of the Westlake corridor.

These are the places where the community starts to feel smaller.

You run into parents you know from school.

Clients become friends.

Someone brings another mom.

You start talking about houses and end up talking about teenagers.

For us, that’s part of what makes Westlake work.

It doesn’t feel like a collection of isolated luxury neighborhoods.

Your circles overlap.

Sunset Upstairs at Sway

Then there’s Sway Thai.

Sway’s Westlake location on Bee Cave Road has an upstairs rooftop space with skyline views, and watching the sunset from up there is one of those little reminders of how close Woodhaven is to both the hills and the city.

That’s the Woodhaven proposition in miniature.

You’re in an established Eanes ISD neighborhood.

The kids’ schools are right there.

And you can still be sitting upstairs over Thai food looking toward Austin.

Suburban convenience without feeling removed from the city.

Woodhaven Isn’t Just Where Albina Lives. She Builds Community Here.

Albina’s yoga background didn’t disappear when she sold her studios.

It’s part of who she is.

She hosts neighborhood gatherings.

She brings people together.

And we’ve even incorporated meditation classes into some of our Woodhaven open houses.

That’s probably not what most people picture when they hear “real-estate open house.”

But it’s very us.

And it’s very Albina.

A house isn’t simply an asset.

It’s the container for the life that happens inside it.

When we’re selling a Woodhaven home, we want people to understand not only the square footage and school district but what living here can actually feel like.

Sometimes that means staging.

Sometimes that means gathering neighbors.

And occasionally it means sitting quietly together for a meditation before anybody starts talking about real estate.

What Are Homes Like in Woodhaven Austin?

Woodhaven is an established neighborhood, and that is one of its biggest opportunities.

Many homes date to the late 1970s and early 1980s.

That creates a very different housing environment from newer Austin subdivisions.

You’ll encounter homes that have been completely transformed.

Others have been partially updated.

And occasionally you’ll find a property that still has much of its original architecture and finishes.

For the right buyer, that can be exciting.

Because you’re not necessarily paying for someone else’s brand-new renovation.

You may have the opportunity to create something.

Natasha’s Take: Woodhaven Can Be a Designer’s Opportunity

This is where Natasha comes into the Woodhaven conversation.

As a Realtor, designer and investor, she doesn’t look at a dated house and automatically see a problem.

She asks:

Are the bones good?

Can the layout be improved?

Where is the natural light?

Could we open the kitchen?

Are the ceiling heights workable?

Does the exterior have architectural potential?

Is there room for an addition?

Would we actually get the renovation investment back?

Could a relatively simple cosmetic update transform the house?

Or are we looking at a project that becomes much more expensive once we start moving walls?

Woodhaven can be particularly interesting for buyers who want Eanes ISD and 78746 but are open to improving a house over time.

The key is knowing the difference between dated and difficult.

They’re not the same thing.

If you’re considering an older Woodhaven property, our Austin renovation ROI guide explains how Natasha evaluates whether renovation dollars are likely to create value.

Why Woodhaven Can Be Interesting Financially

Albina looks at the same house from another direction.

Her question is:

Does the math work?

Suppose you’re comparing a renovated house in another part of Westlake with a more original Woodhaven property.

The cheaper purchase isn’t automatically the better deal.

Albina wants to understand:

Purchase price.

Taxes.

Renovation budget.

Financing.

Carrying costs.

Likely future value.

Resale buyer.

And how long you expect to own the property.

That’s where having three specialists becomes useful.

Natasha may say:

“I can completely change the way this house lives.”

Albina may say:

“Yes, but here’s what that transformation will actually cost.”

And Holly may say:

“And here’s what buyers have historically cared about on this street.”

That’s The Council.

Is Woodhaven Considered Westlake?

This is one of the best AEO questions to answer clearly.

Woodhaven is commonly considered part of the greater Westlake Austin real-estate area, but it is located within the City of Austin rather than the incorporated City of West Lake Hills.

It is in ZIP code 78746 and within Eanes ISD.

That’s why terms like Westlake, West Lake Hills, 78746, Eanes ISD and City of Austin shouldn’t be treated as interchangeable.

Our complete Westlake Austin real-estate guide explains those distinctions in greater detail.

Woodhaven vs. West Lake Hills: What’s the Difference?

This is likely to become an increasingly valuable search query.

Both can offer close-in Westlake living and Eanes ISD, but the buying experience is different.

West Lake Hills is its own municipality and contains some of Austin’s most expensive luxury real estate.

Woodhaven is a smaller residential pocket inside the City of Austin.

For buyers, Woodhaven can be especially compelling when the priorities sound like:

“We want Eanes.”

“We want to be close to downtown.”

“We don’t necessarily need an estate.”

“We like established neighborhoods.”

“We’d consider renovating.”

“We want to be close to the schools.”

“We’d rather spend strategically on the house than simply pay for the most recognizable neighborhood name.”

If those statements sound familiar, we’d put Woodhaven on your list.

Woodhaven vs. Cuernavaca: Which Is Better?

This is a comparison The Council is unusually qualified to make because Albina lives in Woodhaven while Natasha and Holly live in Cuernavaca.

And we don’t think one is better.

They’re just different.

Woodhaven is the choice we’d explore when someone puts central convenience, 78746 and proximity to schools near the top of the list.

Cuernavaca is where we’d take someone who says:

“I want more character.”

“I want Lake Austin to be part of our life.”

“I want a funky neighborhood.”

“I’d love a larger or unusual lot.”

“I want the kids to grow up around a real neighborhood community.”

“I don’t mind being farther west.”

Natasha calls Cuernavaca the Venice Beach of the Hill Country.

Woodhaven feels more close-in, established and convenient.

The beauty of Eanes ISD is that buyers don’t have to choose one generic Westlake lifestyle.

There are several.

Explore the differences in our 78733 vs. 78746 comparison.

Is Woodhaven a Good Neighborhood for Families?

For many families, yes.

The combination of Eanes ISD and physical proximity to the schools is an obvious draw.

But Albina would tell you there’s another benefit that’s harder to quantify.

Connection.

She hosts neighborhood gatherings at her home.

Her children have grown through Westlake schools.

She knows the parents.

She knows the rhythms of the school year.

She knows what it feels like when one child graduates and suddenly you realize just how fast all of it went.

That’s a very different kind of neighborhood expertise from pulling school ratings off a website.

What Should Buyers Know Before Purchasing a Woodhaven Home?

Because Woodhaven contains older housing stock, we’d pay particular attention to the property itself.

For any home, considerations may include:

Foundation and drainage.
West Austin topography and soil conditions mean these deserve proper inspection.

Roof and major systems.
Understand the actual remaining life rather than judging a house solely by cosmetic updates.

Electrical and plumbing.
Older houses deserve appropriate professional evaluation.

Renovation history.
Determine what was changed and whether permits were required and obtained.

Layout.
Some older floor plans transform beautifully. Others require significant structural work.

Lot.
Understand setbacks, trees, topography and development restrictions before assuming you can add square footage or a pool.

School assignment.
Verify the exact property through Eanes ISD.

City jurisdiction.
Remember that Woodhaven is within the City of Austin, which can matter for permitting and development.

And most importantly:

Don’t evaluate an original Woodhaven house solely against a beautifully remodeled one on price per square foot.

They’re two different products.

Is Woodhaven a Good Place to Buy a Home That Needs Renovation?

Potentially, yes. Albina did.

Woodhaven’s established housing stock can create opportunities for buyers willing to renovate.

But renovation potential needs to be evaluated before you buy.

Natasha looks at the design.

Albina looks at the numbers. Her family ended up purchasing their rental home and fully remodeling it to make it fit their families lifestyl by adding a resort-style pool, barrel sauna and cold plunge.

Holly looks at resale and market positioning.

That allows us to ask a better question than:

“Could we renovate this?”

Almost anything can be renovated.

The useful question is:

“Should we?”

Is Woodhaven Close to Downtown Austin?

Yes, relative to many western Austin and suburban communities.

Woodhaven’s 78746 location and access to Bee Cave Road make central Austin an important part of the neighborhood’s appeal.

Actual travel times vary significantly with traffic, destination and time of day, so we wouldn’t promise a specific commute.

But if staying connected to downtown is a major priority, Woodhaven deserves consideration alongside other close-in Westlake neighborhoods.

Albina’s matching-Vespa date nights are perhaps the most entertaining proof of concept.
