Great.

Now comes the question that can have a surprisingly big impact on your everyday life:

Where within Eanes should you actually live?

Because Eanes isn’t one neighborhood.

And choosing a home in Rollingwood versus Cuernavaca can create two very different versions of your Austin life—even though both may be within the same school district.

When relocation clients call us, they often start with:

“We want Eanes.”

One of my first questions is:

“Where do you need to be every day?”

Downtown?

The airport?

The Domain?

South Austin?

Lake Austin?

Home?

Because your commute shouldn’t be something you discover after you fall in love with the house.

Let’s look at Eanes through the lens of your actual Tuesday morning.

Quick Answer: Where Should I Live in Eanes ISD?

If proximity to downtown Austin is one of your highest priorities, start your search around Rollingwood and the closer-in portions of West Lake Hills and 78746.

If you want central Westlake convenience with an established neighborhood feel, areas such as Woodhaven deserve a look.

If you want easy access to Loop 360, consider areas such as Davenport Ranch and other eastern/central Eanes neighborhoods near 360.

If you want an established neighborhood surrounded by hills and green space, look at areas such as Lost Creek.

If you prioritize larger properties, privacy and luxury estates, explore Rob Roy, Seven Oaks and surrounding pockets.

If you want Lake Austin, nature and a more eclectic community lifestyle, look west toward Cuernavaca/Austin Lake Estates and 78733.

But here’s the key:

Don’t choose the neighborhood by reputation. Choose it by the life you actually live.

First: Understand What “Eanes” Actually Means

This confuses almost every relocation buyer.

Eanes ISD is a school district.

It is not a city.

It isn’t a ZIP code.

And it isn’t synonymous with Westlake.

The district serves a collection of communities immediately west of central Austin, including West Lake Hills, Rollingwood and numerous neighborhoods within portions of 78746 and 78733.

You can explore the district through the official Eanes Independent School District website.

And if you’re buying specifically because you want Eanes ISD, always verify the individual property address rather than relying on a ZIP code or neighborhood name.

If You Work Downtown: Start With Rollingwood

If your office is downtown and you expect to commute frequently, Rollingwood deserves serious attention.

Rollingwood is its own small incorporated city positioned between Austin and West Lake Hills.

The City of Rollingwood describes the community as sitting on the west bank of Lady Bird Lake and adjoining the west side of Zilker Park.

That geography is the story.

You’re incredibly close to:

Downtown.

Zilker.

Barton Springs.

South Austin.

Lady Bird Lake.

Central Austin restaurants.

Yet you can still come home to a residential neighborhood within the broader Eanes community.

Rollingwood also has something relatively unusual for this part of Austin:

A neighborhood environment where people walk, bike and use Rollingwood Park.

Rollingwood may fit you if:

The trade-off:

Inventory can be limited, and buyers often pay a significant premium for the location.

You’re paying for something that’s difficult to reproduce:

Eanes + neighborhood + proximity to downtown.

If You Want Close-In Westlake: Explore West Lake Hills

West Lake Hills is what many relocation buyers picture when they hear:

Westlake Austin.

Hills.

Trees.

Architectural homes.

Winding streets.

Large established properties.

Views.

And relatively close proximity to central Austin.

The City of West Lake Hills is its own municipality immediately west of Austin.

But West Lake Hills itself isn’t one type of housing.

You can encounter older homes.

Major renovations.

Contemporary architecture.

New construction.

Large estates.

And homes where a significant part of the value is the land itself.

West Lake Hills may fit you if:

The trade-off:

Topography, lot configuration, renovation feasibility and price can vary dramatically from property to property.

This is an area where I want to evaluate the individual house, not simply the neighborhood name.

If You Want Convenience: Don’t Overlook Woodhaven

Woodhaven is one of those neighborhoods that doesn’t always show up on a relocation buyer’s first Google search.

But once you spend time in Westlake, it starts making a lot of sense.

It’s established.

It’s in 78746.

It’s convenient.

And it offers relatively easy access to both Westlake and central Austin.

This is one of those areas where I tell buyers:

Don’t only search the famous neighborhood names.

Sometimes the best fit is somewhere you hadn’t heard of before you arrived.

If You Use Loop 360 Frequently: Look Around Davenport Ranch

If your work or daily life takes you north along Loop 360, neighborhood geography starts to matter.

Davenport Ranch is positioned near Loop 360, the Pennybacker Bridge and Lake Austin.

That can make it particularly interesting for buyers who need access northward while still wanting Eanes ISD and a Westlake lifestyle.

It also puts you near Lake Austin and some of the most recognizable Hill Country scenery in Austin.

Davenport may fit you if:

But remember:

“Close to 360” doesn’t automatically mean “fast commute.”

Traffic patterns matter.

Test the route at the time you would actually drive it.

If You Want an Established Neighborhood Feel: Look at Lost Creek

Lost Creek has a different personality.

It sits west of Loop 360 and feels more tucked into the Hill Country.

Winding streets.

Mature trees.

Established homes.

Green space.

A neighborhood environment.

This is less about shaving every possible minute off the downtown commute and more about wanting to come home and feel:

We’re out of the city now.

Even though you’re still relatively close.

Lost Creek may fit you if:

For some families, that small shift farther west creates exactly the separation from the city they’re looking for.

If Privacy Is the Priority: Explore Rob Roy and Seven Oaks

Some buyers aren’t primarily optimizing for commute.

They’re optimizing for:

Privacy.

Land.

Views.

Gates.

Larger homes.

Estate-level properties.

That’s when areas such as Rob Roy and Seven Oaks may enter the conversation.

These neighborhoods and surrounding pockets can offer a very different experience from close-in Rollingwood.

You may be only a relatively short distance away geographically.

But emotionally?

It can feel worlds apart.

These areas may fit you if:

This is where I remind buyers that:

More central isn’t automatically better.

Sometimes what you’re paying for is the ability to disappear when you get home.

If You Work From Home: Your Options Change Completely

Remote work changed the Westlake decision.

If you’re only going downtown once a week—or almost never—there may be very little reason to pay a premium simply to save ten or fifteen minutes on a commute you rarely make.

Suddenly you can prioritize:

Lot.

Architecture.

Lake access.

Views.

Privacy.

Pool.

Community.

Square footage.

Renovation potential.

This is when I often encourage buyers to look farther west.

Because the question changes from:

“How quickly can I get downtown?”

to:

“Where do I actually want to spend my day?”

If Lake Austin Is Part of the Dream: Look at 78733

Now we’re getting into my neighborhood.

Holly and I both live in Cuernavaca/Austin Lake Estates in 78733.

And it feels different from traditional 78746 Westlake.

More eclectic.

More casual.

More creative.

More lake-oriented.

We sometimes call Cuernavaca:

The Venice Beach of the Hill Country.

Not because it looks like Venice Beach.

Because there’s an individuality to it.

You might have an original cottage next to a spectacular contemporary home.

A longtime resident next to someone who just moved from California.

A paddleboard on top of a car.

Kids heading to the lake.

Dogs everywhere.

And Lake Austin is genuinely part of the lifestyle.

78733 may fit you if:

The trade-off:

You’re farther west.

If your life requires you downtown twice a day, every day, factor that in.

I love living here.

But I want you to love living here for your reasons, not mine.

What If You Commute to the Airport?

This is one of those questions where the map can be deceiving.

Austin-Bergstrom International Airport sits southeast of central Austin.

So if you’re flying constantly, your route matters.

Generally, moving farther west within Eanes adds distance.

That doesn’t mean you shouldn’t live in 78733.

It means that if you’re on a plane three times a week, airport access belongs on your decision matrix.

When I’m working with a frequent traveler, I want to know:

How often do you fly?

What time are your typical flights?

Are you driving yourself?

Are you using rideshare?

Is this weekly or monthly?

A neighborhood decision should account for the things you actually do.

What If You Work at The Domain or in North Austin?

Again:

Look carefully at access to Loop 360 and MoPac.

Don’t simply calculate mileage.

Neighborhoods with easier access to major north-south routes may make more sense than a property buried farther into the hills—even if the mileage difference appears small.

This is where Davenport and other areas with convenient 360 access can become particularly interesting.

But test it.

I can’t emphasize this enough.

Drive your commute before you buy the house.

What If You Work in South Austin?

Then your priorities may shift again.

Rollingwood and closer-in portions of 78746 may provide more convenient access toward central and South Austin than far-west Eanes neighborhoods.

But the exact answer depends on where in South Austin you’re going.

“South Austin” is enormous.

That’s why when someone tells me:

“My office is in Austin.”

I ask for the address.

Don’t Forget the School Commute

Your work commute isn’t the only commute.

This is especially important if you’re choosing private school.

Westlake-area families may consider schools such as:

St. Stephen’s.

St. Andrew’s.

Regents.

Trinity.

St. Michael’s.

If you’re driving children to school every morning and afternoon, that route can matter more than your own office commute.

If you’re considering public schools, Eanes ISD determines campus assignment by address.

Don’t assume every Eanes home feeds to the same elementary or middle school.

This may sound strange after an entire article about commute.

But hear me out.

I don’t want you choosing a neighborhood solely because Google Maps says it saves nine minutes.

You may be working somewhere different five years from now.

Your children will grow.

Your schedule will change.

Your life will change.

So commute is one factor.

Not the factor.

You also need to ask:

Where are our friends?

Where do the kids go to school?

Do we want the lake?

Do we want privacy?

Do we want restaurants nearby?

Do we want to walk?

Do we want acreage?

Do we want community?

Do we want new construction?

Do we want an older home we can renovate?

And then my favorite question:

What do we want an ordinary Tuesday to feel like?
