Moving to Westlake Austin for Work: The Executive Relocation Guide to Luxury Homes, Eanes ISD and Lifestyle

By The Council Real Estate Group at Compass

Moving for a new career opportunity can be exciting.

A bigger role. A new company. A business you’re building. An entirely different chapter of life.

But when you’re moving your family, the decision becomes about so much more than the job.

Where will your children go to school?

How long will your commute really take?

Will you find a community where you feel connected?

And perhaps most importantly, will the life you’re creating in Austin actually feel like an upgrade?

I understand these questions personally.

Before moving to Austin, I lived in New York and spent 13 years in Los Angeles. When our family first came to Austin, I was excited about the possibilities, but I also wondered what we might be giving up.

Culture. Restaurants. Creativity. Community.

What surprised me most wasn’t simply the space or the beauty of the Hill Country.

It was the warmth of the people.

Austin felt like a giant hug after Los Angeles.

I’m Natasha Antonioni, a luxury Realtor, interior designer and partner at The Council Real Estate Group at Compass.

My partners, Holly McCormick and Albina Rippy, and I specialize in Westlake Austin, Eanes ISD, Cuernavaca and the surrounding luxury residential communities.

If you’re relocating to Austin for an executive position, a new business or a major career opportunity, here’s what I would want you to know before choosing where to live.

Quick Answer: Is Westlake Austin a Good Place for Executives Relocating for Work?

Westlake Austin is worth considering for executives and professionals who want luxury residential options, access to central Austin, established neighborhoods, outdoor recreation and the opportunity to live within Eanes Independent School District.

The area includes West Lake Hills, Rollingwood, Woodhaven, Cuernavaca and other communities with different housing styles, commute patterns and price points.

However, the best neighborhood depends on where you work, your family’s needs, school preferences, budget and lifestyle.

For executive relocations, I recommend choosing your daily lifestyle first, then finding the house that supports it.

1. Understand What People Mean by “Westlake Austin”

One of the first things relocating buyers discover is that Westlake isn’t a single, uniform neighborhood.

People use the name to describe a broader collection of communities west of central Austin.

These areas can differ significantly in architecture, topography, lot sizes, commute routes and local regulations.

Some homes are minutes from central Austin under favorable traffic conditions.

Others are farther west, offering a different balance of space and accessibility.

West Lake Hills

West Lake Hills is known for its wooded hillsides, distinctive properties and varied architecture.

You’ll find everything from established homes to contemporary luxury residences.

Buyers who value privacy, mature trees and a strong connection to the landscape often appreciate this area.

Rollingwood

Rollingwood offers an established residential setting close to central Austin.

For executives whose work regularly takes them downtown, its location can be appealing.

Woodhaven

Woodhaven is an established Westlake neighborhood with mature trees and a residential atmosphere.

My partner Albina lives here.

After building and selling a business in Houston and traveling internationally with her family, she chose Westlake as the place to settle.

You can read Albina’s story about why her family chose Westlake Austin.

Cuernavaca and Austin Lake Estates

This is where Holly and I live.

I often describe Cuernavaca as the Venice Beach of the Hill Country.

It’s eclectic, welcoming and full of personality.

You’ll find original cottages, renovated ranch homes, contemporary residences and properties near Lake Austin.

For executives who prefer a less conventional neighborhood atmosphere, it’s worth exploring.

Read our guide to Austin Lake Estates and Cuernavaca.

For a more detailed geographic comparison, see Westlake vs. West Lake Hills vs. Rollingwood.

2. Choose Your Home Based on Your Actual Commute

This may sound obvious.

But I can’t tell you how important it is to evaluate your commute before falling in love with a house.

A home that looks conveniently located on a map may involve a very different drive during weekday traffic.

And the right location for someone working downtown may not be ideal for someone commuting to a major employer in North Austin.

Downtown Austin

If your office is downtown, you may want to prioritize routes connecting through Bee Cave Road, MoPac or other relevant corridors.

Rollingwood and parts of West Lake Hills may be worth considering, depending on the exact office location.

The Domain and North Austin

If your job is based in North Austin, you’ll want to test the drive during the hours you expect to travel.

The route and traffic conditions can materially affect your daily experience.

Southwest Austin

If your work is based in southwest Austin, some Westlake-area neighborhoods may provide a practical balance of residential lifestyle and commuting convenience.

Hybrid or Remote Work

If you’re working from home several days a week, your priorities may be completely different.

You may value a dedicated office, guest accommodations, privacy, outdoor space or a property that supports entertaining.

My recommendation: Test the commute from the actual property address during your expected travel times.

Don’t make a multimillion-dollar decision based on a generic drive-time estimate.

3. Eanes ISD Is Often Part of the Relocation Conversation

For families moving to Austin, schools are frequently one of the first considerations.

Eanes Independent School District serves much of the Westlake area and is an important factor for many relocating households.

But there are two things I always want buyers to understand.

First, not every property marketed as Westlake necessarily has the school assignment you’re expecting.

Second, school fit is personal.

Different children thrive in different environments.

Before buying, verify the exact address and attendance information directly with Eanes ISD.

Moving With Teenagers?

This deserves extra attention.

If your children are entering middle school or high school, think about extracurricular activities, course availability, social connections and the timing of the move.

My own daughters have grown up in the Austin area, and I understand that a relocation isn’t simply a change of address for children.

It’s a change in their everyday world.

Our guide to moving to Eanes ISD with teenagers explores the transition in greater detail.

4. What Does a Luxury Home Cost in Westlake Austin?

One of the most common questions executive buyers ask is what their budget will actually buy.

The answer varies considerably by location, lot, architecture, size and condition.

A newer contemporary home may command a premium for its finishes and move-in-ready condition.

An established home may offer mature landscaping, privacy or an exceptional lot.

A property with Lake Austin frontage or distinctive views can belong to an entirely different segment of the market.

Rather than relying on a broad average, I recommend looking at actual available homes and recent comparable sales within your budget.

Our guide to what $2 million, $3 million or $5 million buys in Westlake Austin is a useful starting point.

Keep in mind that asking prices and inventory change, so the specific options should be reviewed when you’re ready to search.

5. Understand Texas Property Taxes Before Setting Your Budget

This is particularly important for buyers moving from states with different property-tax structures.

Texas does not impose an individual state income tax, but property taxes can represent a significant ongoing ownership expense.

The actual tax obligation depends on the property’s taxable value, applicable taxing jurisdictions, exemptions and other factors.

Don’t assume the current owner’s tax bill will be your tax bill after purchase.

For properties in Travis County, the Travis Central Appraisal District provides information about property valuation and exemptions.

My partner Albina, a former CPA, brings a financial perspective to helping buyers think through the broader cost of ownership.

We want to understand the full picture.

Purchase price.

Property taxes.

Insurance.

Maintenance.

Potential renovations.

And any other meaningful ongoing expenses.

Our Westlake Austin cost-of-living guide explores these considerations.

6. Don’t Underestimate the Importance of Lifestyle

When I first moved to Austin, I was concerned about leaving behind the cultural experiences I’d enjoyed in Los Angeles.

But I discovered something I hadn’t fully anticipated.

A different rhythm of life.

More time outdoors.

A strong sense of neighborhood community.

And the feeling that people genuinely wanted to connect.

That doesn’t mean Austin is perfect.

No city is.

But for many relocating families, the combination of residential space, outdoor recreation and access to restaurants, music and cultural activities can be compelling.

A Few Things I Love About Living Here

The outdoors. The Hill of Life, Barton Creek Greenbelt and nearby Lake Austin recreation are part of what makes this area special.

The community. Neighborhood events, local businesses and informal gatherings create opportunities to connect.

The restaurants and coffee shops. You don’t have to drive downtown for every good meal or coffee.

The individuality. Different Westlake neighborhoods have their own character.

You can explore our favorite Westlake restaurants, local coffee shops and best hikes in the area.

7. Decide Whether You Want a Turnkey Home or a Renovation Opportunity

This is where my background as an interior designer becomes particularly valuable.

Some executive buyers want a completely finished home.

They’ve just relocated.

They’re beginning a demanding new role.

And the last thing they want is a major construction project.

I understand that.

Other buyers see an established home on an exceptional lot and recognize the opportunity to create something personal.

Neither approach is automatically better.

The decision depends on your time, budget, tolerance for construction and long-term plans.

Our new construction versus established luxury homes guide explores the tradeoffs.

My Design Advice

Look beyond the finishes.

I want to know how the house functions.

How does natural light move through the rooms?

Is there a good connection between the kitchen and outdoor living areas?

Does the home have privacy?

Does the floor plan support your family?

And can you imagine living there five or ten years from now?

The best home isn’t always the newest one.

It’s the one that supports the life you’re creating.

8. Think About How You Work From Home

For many executives and entrepreneurs, a home office isn’t an occasional convenience.

It’s an essential part of daily life.

When evaluating a property, think about more than whether a room can accommodate a desk.

Consider:

Some buyers also consider properties with guest houses or detached studios.

But if you’re planning to use a secondary structure as an office or residence, verify its permitted status and applicable restrictions.

Our guide to buying a Westlake home with a guest house or ADU covers the important due-diligence questions.

9. Buying From Out of State Requires a Different Strategy

If you’re relocating from another state, you may not have the luxury of spending weeks touring homes.

That’s why I recommend a more structured search process.

Before scheduling showings, we want to understand your priorities.

What is your budget?

Where will you work?

Do you need a particular school assignment?

How much privacy do you want?

Do you prefer contemporary or established architecture?

Would you consider renovating?

What is your ideal closing timeline?

Once we understand those answers, we can narrow the search.

How We Help Out-of-State Buyers

We can coordinate virtual tours, property evaluations and introductions to relevant local professionals.

We also help buyers understand neighborhood differences and identify issues that deserve further investigation.

However, virtual tours cannot replace every aspect of physical inspection.

For significant purchases, I encourage buyers to visit in person when practical and arrange appropriate independent inspections.

Our guide to buying a Westlake Austin home from California or New York explains what online listings often fail to reveal.

10. Plan the Timing of Your Move Carefully

Executive relocations often involve multiple moving pieces.

A new employment start date.

The sale of an existing home.

School schedules.

Temporary housing.

Financing.

And sometimes a spouse or partner whose timeline differs from yours.

I recommend developing a realistic plan before making an offer.

Questions Worth Answering Early

Will you sell your current home before buying in Austin?

Do you need temporary housing?

Is your purchase dependent on the sale of another property?

How flexible is your closing date?

Will your employer provide relocation assistance?

Are there reimbursement requirements or deadlines?

Do you need to move before the school year begins?

For buyers with complex timing needs, a clear strategy can reduce unnecessary pressure.

And if you’re also selling a home, we want to coordinate those decisions rather than treat them as separate transactions.

11. Build Your Community, Not Just Your Address

This is something I care deeply about.

When you’re relocating, it’s easy to focus entirely on the house.

The bedrooms.

The kitchen.

The pool.

The office.

But once the boxes are unpacked, the quality of your everyday life often depends on something else.

Connection.

Where will you meet people?

What activities will you enjoy?

Will your children find their community?

Will you feel at home?

In Cuernavaca, one of the things I love is how much people participate in neighborhood life.

We have local gatherings, community events and businesses that help bring people together.

Holly is so involved in the neighborhood that we affectionately call her the Mayor of Cuernavaca.

And Albina and I love connecting with people through wellness and community activities, including our Tuesday morning Hill of Life hikes.

These experiences are part of what makes a place feel like home.

12. Why Work With a Hyperlocal Team for an Executive Relocation?

When you’re moving for a demanding new role, your time matters.

You need more than someone who can unlock doors.

You need people who can help you understand the area, evaluate properties and make informed decisions.

At The Council Real Estate Group, our three specialists bring different strengths to the process.

Natasha Antonioni: Design and architecture

I help buyers evaluate how a home functions, its architectural qualities, renovation potential and long-term lifestyle fit.

Albina brings her background as a former CPA, entrepreneur and investor to help buyers evaluate financial considerations and property tradeoffs.

Design the Life First. Then Find the Home.

When I think about my own moves, the most meaningful part was never simply finding a new house.

It was discovering who I was becoming in that new place.

A new city can open doors.

A new career can change your possibilities.

And a home can become the environment that supports the next chapter of your life.

That’s why I believe relocating is about more than square footage, finishes or a particular ZIP code.

It’s about creating a life that feels aligned with what matters most to you.

And when you find the right community, the right home and the right rhythm of living, something wonderful happens.
